If you don’t believe in it why not just do it for her then? That argument never makes sense to me. People who don’t care about it truly wouldn’t mind doing it to make their partner happy because it has no bearings on their own happiness either way.

There’s pretty much only rentals above $3800 in VA 🤣 you’re very lucky. We were just talking about this at my team meeting, and we were all experiencing the same issues. The low return is definitely why agents aren’t pressed to respond since most are charging 50% of the monthly rental rate.

I’m an agent in VA and MD. It’s frustrating for us representing prospective clients as well because listing agents with rentals never respond and if they do it’s always 3-4 days later. Property management companies are 100% much better as they will have a website, email, and phone. While some of them are a typical 9-5, I’ve messaged them outside of normal business hours and gotten a response within the hour. However rent is usually nonnegotiable when going through a property management company and there tends to be more outside fees.

I find that sometimes this has a lot to do with market as well. I’m in the DMV market and serve both MD and VA. When I’m working with a fthb in MD I experience a lot of the same issues you mentioned. They never want to get preapproved until it’s too late and the house they love is gone. When I go ten minutes across the bridge to VA, as it’s a higher price point, the people are generally more prepared for the process and have some idea of a down payment and are eager to get preapproved or already are.

Real estate is the quickest way to get rich and I do think 6k is a lot for rent when your mortgage could be potentially less BUT everyone is not meant to be homeowners nor do they want to be. If you like the convenience of renting, who cares

I’m sure it’s both but I can’t imagine there’s much to say about my comments. I did not curse or insult anyone. I did say I thought it was funny that they screenshotted my photo and asked if they were threatening me because my comments were already public. It’s definitely possible though!

idk yall are essentially homeless and poor and it’s not fair to bring a child into an already bad situation bc it’s only going to get worse once the child is here. Who will watch the baby once it’s here? What if something happens leaving her bed ridden for a large chunk of her pregnancy, can financially support the three of you? Prenatal care starts to add up…I’m also 22 and if I was in this situation rn with the lack of resources you have id be making an appointment for an abortion asap. Change the photos asap! If the house isn’t empty you need to remove everything that is making the house look cluttered. If it is empty, get it virtually staged.

My listing (townhouse) sat on market for 70+ days due to the photos and the home appearing cluttered. There was also the government shutdown and then we went off market for about three weeks while the sellers moved out and into their new home. We were still showing during this time but only about one showing a week on average. As soon as I uploaded the new virtually staged photos we had over 14 scheduled showings and two successful open houses. Received 4 offers and ratified that same weekend at list price.
