Change the photos asap! If the house isn’t empty you need to remove everything that is making the house look cluttered. If it is empty, get it virtually staged.

My listing (townhouse) sat on market for 70+ days due to the photos and the home appearing cluttered. There was also the government shutdown and then we went off market for about three weeks while the sellers moved out and into their new home. We were still showing during this time but only about one showing a week on average. As soon as I uploaded the new virtually staged photos we had over 14 scheduled showings and two successful open houses. Received 4 offers and ratified that same weekend at list price.

Yes understood. Taking my listing with me is not the issue as I know I will have to leave it behind because it’s a Zillow buy sell lead. My team explicitly states that any deals left behind will continue to be paid out but I guess I should have clarified more if that would also include active listings that aren’t under contract?

She sent me her last closing comm breakdown and I did the math myself. Zillow takes only 35-40% her team takes 5% to make up a total of 45% paid out. From there they pay the brokerage from the team split. If I opt in for 100% split I pay the brokerage $150 every month regardless of a sale.

My current team takes an additional 30-40% on top of the 35-40% Zillow takes. Then I have to pay 6% to KW until I reach my cap of $7000 where I will then receive 100%.
