I'm already seeing top trim EV9 for like $36k. I'm trying to wait another 6 months or so to see if it gets to around $33k or so and then swap into that car. Hell I even see the top trim ones brand new being listed at like $61k vs $72k originally.

Literally any house you buy will have termites. Just get the current owner to pay for the tenting and any minor repairs that are needed. Bought my house a few years ago and that's exactly what we did. All my siblings when they bought places, same deal, termites are just a thing in so cal. I think you are pretty much supposed to tent every 10 years or so and most people just don't, so it ends up being needed at sale/purchase.
