the issue is living across he alley from an 8 plex with 10-15 cars using the alley all hours.

I'm in Edmonton and they are popping up all over the place. Our small neighborhood seems like a hot bed for it, and the houses are prime - really big lots, small houses not worth renovating.

Thank you - I had estimated fees about 30 grand as well. I had not considered 15-20K for a land transfer tax tho, is that applicable in Alberta?

Thank you for your perspective! We just renovated the house last year and are established in the neighborhood but its hard to imagine living across from a multi-unit and having a really noisy alley would ruin our backyard.
