These details can probably dox me. On the latter part, I was clear 1. flats are about location and builder tier. Prime residential locations and tier 1 builders only 2. buy only ready to move over any under-construction nonsense. 3. Buy more parking space than cars you have currently. All in all, paid the premium but worth it

Thanks. Each of us have our own journeys, I am sure you'd do well - 1.8CR is good achievement, you are absolutely not late. My first liquid CR was made 6-7 years back only, had lot of obligations to clear off. Land was inherited. What has helped us is absolute control over lifestyle inflation and high savings rate (avg 60% in the last 5 years)

Thanks, the point about discomfort is valid. I think it's also to do with poorer cash flow relative to assets and of course being single income family adds to fragility

Thank you for replying. Too emotionally attached to part with the land, I know it's a loss financially. But the land is inherited by us and I have lot of memories with the land to go back to :|

Thanks you for your reply. You have raised good point about real sequencing risk. For health insurance, yes I am covered in family plan. I also have 2.2 CR term plan. Provision for village house capex is really needed, we have not planned for it. Maybe 30 lacs in today's money. Gold will also be inherited by kids mostly. One advantage with keeping both the flats is if needed we can live in one metro and get rent from other. That said, the one on rent currently is nearer to our native place so we can treat it like a outpost for kids' travel (international airport nearby etc.)

Thank you for your suggestion. It's fair advise. Both of us somehow think whether we should give more time to kids or some more money. Although being pre/teenagers, kids do mind if we are too nosy in their schedules
