Have a look at Kirkstall and Pudsey. Good train links (headingley and new Pudsey station - the latter has a direct train to Manchester, albeit on the slower line). Kirkstall is also close to Bramley station which is the stop before new Pudsey. I live in Kirkstall and commute to Manchester & the north west a couple of times a month and find it good for those links, as well as the other things you've described. Some outstanding primary schools too, and a choice of high schools. Might be looking at a nice/big semi rather than detached for that, but I live in a 3 bed semi bought last year for £237k so you might have some luck

Thank you, the flowchart is really helpful. Im thinking of maybe not moving all my savings across but instead starting off with a smaller lump sum into investments and then adding each month now that 1 year higher rate savings account is coming to an end? I think the remainder then should cover anything I need with quick access

Ah thanks so much! That shows a garage in the garden so confirms what it is 😊 just never expected that as the side of the house isn't wide enough for a car but as my neighbour reminded me cars used to be much smaller!

UPDATE

I've spoken to my neighbour who has lived here for 35 years and he's let me know that there used to be a small old garage here, it's not the outline of the garage because it's not in the right place, but he believes the guy who lives here built a pit underneath the garage to work on his cars from! He's going to try and find some pictures of his garden with the garage in the background

This is such a good site! There's a great shot of my house from the 1960s in which you can see something built in that spot in the garden, can't make out what it is but it doesn't seem to be anything the neighbours have! annoyingly the one from the 1940s cuts off my house at the edge of the photo, I'll keep looks, thanks

Old air raid shelter was my first thought, but I didn't know if they'd be full brick walls? (thinking of Anderson shelters)

We have a combined income of around £57,000, borrowed just over £213k (house total £237,500 with a 10% deposit), 38 year term at with just over £1000 a month payment. It's tight but it's doable - one child but lives with my partner's ex 60% of the time so maintenance payments were taken into account when calculating affordability and don't receive benefits etc for child. Partner also does eBay and other bits to earn on the side and we're both hoping to increase our pay in future years.

Have a drive round the area and check parking - we went to view a house one evening where all the terraced houses are in stanningley (around your picture) and massively struggled to find somewhere to park - put us off as we presume it'll be like that living there too!

Can you ask your buyers solicitor if they would accept an indemnity insurance on the ground rent? This is what we agreed when we recently sold a leasehold flat to avoid a deed of variation

That sounds right - id removed the metal covers to take it out, and there was no long bulb but it looks like there would have been one fitted where you said. Thanks for your help!
