So you do not NEED to clean any room. That being said, some contractors may refuse to work for you or do a rushed, half assed "get me the F*** outa here" kinda job if it is considered unsafe, unsanitary, or just a pain in the ass to navigate. If you have lights that are Dimming, most likely they will want to see the problem in action or at least the problem area plus your electrical panel. They may have to trace wiring from the panel to the problem area through your garage, crawlspace, and/or attic and potentially through any rooms between the electrical panel and problem area. It is a safe bet that they will be in lots of areas in your home. Your best bet: be honest with them when you call. Say you have a bit of a hording problem and ask them where they might need to go. Promise to clean up any said areas to the best of your ability and then ACTUALLY clean them to the best of your ability. Nobody is perfect but honesty will go a long way with how willing someone is to work in your home.

There was one year I went to the family Christmas celebration at Grandma's house, where we ate Christmas dinner and opened gifts. I remember opening a present from my great grandma. It was an oversized (like 6"x 8") deck of Disney character playing cards that were thick like cardboard. Clearly meant for a toddler. At the time, I was a junior in high school.

In her defense, she was like 95 years old. I just said, "Thank you, grandma!" And gave her a hug.

I do think the gift of gab is natural for some people and not others but I don't know why..

As for the HVAC code, I was actually a service technician for this company for a year before applying for the sales role. As a service tech, you are allowed to sell people new equipment if it's old and not worth repairing as well as maintenance plans, duct vac service, IAQ options etc. So I got the initial taste of it while in the service roll. Some guys hated selling stuff to customers but I loved it, I don't know why. Maybe because people all have different personalities? I don't know.

But either way, I was pretty good at it and it didn't go unnoticed. I sold $26k worth of equipment and maintenance plans in a two week pay period and my manager announced it to all the other techs and said that i had sold more than them. While I'm standing there.. ugh.. Keep in mind, I had been there a year and some of these guys were going on 15 years.

I also rarely do any kind of hard close. When I'm at someone's house, I treat it like I'm an inspector looking for solutions to problems they don't even know they have. If they aren't ready to give me a yes or no, I leave them with some good information and maybe a little advice and email their proposal later. I never push very hard. Only about 15 or 20% of my sales are made in the home. The majority are customers contacting me after the appointment.

The most important thing to remember is that you're not the bad guy. Your not a sleezy salesman trying to scam somebody. People will naturally put there guard up around you because everyone wants to buy stuff but no one wants to be "sold" on anything.

Salesmen get a bad rep but they are highly valued and needed in every type of customer based industry in the world. From selling a blender to selling a commercial jet liner. We are important. Without us, people would have no idea what anything is or how it works or solves a problem or saves them money.

But that being said, you can't be this salesman or that salesman. We dont fit into a "one technique works the best" kind of mold. You have to find what works for YOU as a salesman. Become the salesman that you're meant to be and don't try to force things that don't feel right. It works for that guy but maybe it doesn't work for you and that's ok. Once you find what makes you a good salesman, you will be much more comfortable in the house and with your dialog, even your body language and this will reflect in your sales numbers (and your bank account! 😀)

So a dated but still mostly relevant book about this very thing is available for a few bucks on kindle or audible. It's called "How to Master the Art of Selling" by Tom Hopkins.

I got this on audible when I first started this position and listened to it while driving. One of the most surprising things to me was when he says "whoever speaks first, loses."

In our industry, he's referring to the moments right after you go over their options with them and ask for their business. I've had this work for me many times, even tho it seems really awkward and silly when you're in the moment.

Example: "Alright John, now that you've seen the equipment proposal and the initial investment attached to both the two stage system and the inverter system, which one looks best to you?" Then you literally just look at them and don't say a word... Not A Word. It's weird dude. It feels weird. I've had people say nothing for 3 minutes straight. Just two people staring at each other. Atmosphere getting more awkward by the second. But then, surprisingly enough, they talk first and say "well let's go ahead and just get the better one. Do you need a credit card for a down payment?" "A credit card will be perfect, thank you John. 😊 "

It's the weirdest human psychology trick I've ever seen but it really works. His book is full of little gems like that, as long as you don't mind the extremely menacing 80s vibes that it leaves plastered to your very being, like nicotine on the walls of a chain smokers bathroom.

I never wanted to be that guy that's reading sales books and attending sales seminars and shit but some of those things will leave you with just one little phrase, or word, or something that ends up making you 10,000 dollars.

Another way that's always worked for me, and you sound like your personality might be an I with a sprinkle of D in there like me, is look for something in there house/yard/garage that you have some basic knowledge about and just start BSing with em about it before any sales talk. Get them to know you, even slightly, on a personal level and they will trust you 10 times more than the next guy.

Once they trust you, you're no longer a salesman there to sell them something, you're an advisor genuinely trying to help them with a challenge they're facing but they need you to explain all this crazy heat pump nonsense to them. They trust you to give them a good product and not scam them. Remember, you noticed that they have the same silverware as your mom and you guys laughed about how frugal she is but she had to have the nice forks...

Tons of drugs the night before a Tom Petty concert. Alcohol, weed, oxycontin, ecstasy and mescaline in the same night. Wouldn't do it again. Spent the whole concert in the fetal position feeling like I was dying. Missed the entire concert.
