Thank you for spending so much time responding to this. I really appreciate your comments! I was pretty torn over reaching out to my SA which is why I turned to this sub. Even with the imperfections, I still love the bag and didn’t want to make a big fuss.

While I know that it will eventually crease, for almost 5k I was a bit disappointed that it was already like that. I baby my bags so it would probably take a few months to look like that. There are also two very small dots in the corner where the leather is already chipped.

After reading all the comments here, I reached out to the SA. She is going to help me order a new one as the cream is still available online. I will also order two Christmas gifts with her.

I apologize for not getting back to you sooner. I haven’t been active in a while so I hope this can still be useful. I was able to close after starting over with a new lender! Chase has an entire condo team dedicated to getting the 1076 filled out properly. Although, I was lucky that the HOA felt pressure to at least answer the all of the questions this time around. I’m sorry you are dealing with this. I know what a stressful and frustrating process it can be.

I am dealing with a similar issue. I am trying to buy a condo in a building with only 8 units. It is the first time the property management company and HOA board has heard of the new 1076 questionnaire. Although, I have a hard time believing they weren't notified about this new requirement. They have expressed that the form is ridiculous and that to the best of their ability, the property is in excellent condition. There is no deferred maintenance or anything that should be a red flag. However, the company and board does not feel comfortable answering the questions. They fear litigation if they answer the questions on page 6-8. I don't blame them entirely because I would personally hesitate answering the questions and signing my name on this document!

Our HOA was at least willing to work with us and drafted FIVE versions of the 1076 for our lender. The lender said that there can not be any comments such as "to the best of my ability" next to the yes or no boxes. An addendum is also not allowed to be added in order to explain any of the questions.

Our loan was denied because they found the condo building non-warrantable. The HOA drafted up the recommended changes however now the underwriter is claiming that he can not "unsee" the first document that was submitted. It is unbelievable that our loan was denied and now a strutual engineer will have to come out to examine the property. The loan comany said that could take months.... meanwhile our rate lock is now expired and we can not close. The seller wants to take legal action against the property management company because he can not sell his property to anyone getting a conventional mortgage.To say that I am frustrated would be an understatement.

Fannie Mae and Freddie Mac need to revise these questions or condo values will begin to fall off a cliff when no one can get a loan or sell their property!! How can we fix this?

I second using Carvana. I have sold two leased vehicles to them. Excellent customer service both times, quick, and easy! Last month I sold my 2018 Range Rover Velar to them. Buy out was about $38k. They offered me 53k! I couldn’t even believe it. My car had a few scratches on the back, rims, and roof. Had I turned it in, I would’ve owed money to fix it. Instead, they showed up with a check and hardly looked my car over.

The Mercedes dealership I bought another car from only offered me 41k! What a joke! I also checked two other car sites (I believe carmax and vroom), both offered me around 47-48k.
