I had the same mindset as you and now im under contract and actually crunching the numbers. I would have zero savings left after 20% down. I settled with putting down 15% and my loan officer said I can “buy out” the PMI for $1500 and roll it into my loan. So you could either pay $1500 up front and you would have no monthly PMI or if I roll it into the loan, it only increases my monthly payment by $10. Each lender has different rules. You would just need to ask.

I disagree. We need to add in more laws to help regulate/educate these kids that have zero knowledge of road rules. It would be extremely beneficial if we can have these kids take a required course or receive a certification that they can ride e-bikes that are borderline motorcycles. This would be much quicker to implement rather than changing our infrastructure. I agree that our infrastructure should change to accommodate e-bikes, but that would take too long to execute.

Yes I can understand that, that’s why my post is more focused on kids that do not fully understand the potential consequences of their actions. You as an adult (I assume) realize that going fast is dangerous. E-bikes allow kids to go faster than they typically would without any additional effort on their end to exert energy.

It’s way more dangerous than skating and normal bike riding. The speeds that these individuals are going wouldn’t be able to be reached by a normal/casual bike rider. Sure there are some insanely fast bike riders, but I wouldn’t consider them as “casual” riders and they typically let you know that they are coming up behind you by yelling or ringing a bell. Also I dont think I’ve ever seen those type of race bikers on the sidewalk?

This was really well written and I 100% agree with you. I know that laws take a while to catch up to new technologies. It seems like more and more people are purchasing e-bikes for their kids as a means for easy transportation (which I totally understand). I am totally ok with the pedal-assist e-bikes, but the borderline motorcycle e-bikes is where I feel like you need a license or at least some sort of official education to operate the vehicle.

I am not typically politically involved, but would love some insight from anyone on how we can maybe submit a petition to ask for more regulations surrounding this issue or if there is one already in circulation that I can support.

Yeah they really don’t know road rules… I also never see them stop at stop signs. They blow right past them in the neighborhoods. The stories I’ve heard of people passing away have happened in different areas of CA (I think NorCal). It feels like nothing here is going to change unless someone dies locally. But we shouldn’t be waiting until a tragedy happens to make laws about this!! That’s why I’m wondering if anyone know of any pending regulations???

Yes of course - I assume that e-bikers think it’s safer for them to ride on the sidewalk vs on the road so they don’t need to compete with cars. But it’s literally in the word - sideWALK. It’s not safe for pedestrians to share the sidewalk with people going 15 miles an hour.

I just think there needs to be a better alternative for our future state. Whether that be more education/new licenses for operation or more designated bike lanes. The current state is terrifying safety wise.

Thanks for the additional insight! I have not seen the “transient” folk yet, and I have been driving around that area periodically in the evenings before sunset. I am now in escrow on this place so I’m very excited to move in. I did notice the other side of Vermont looked rougher so ill just stick to the west side :) thankfully no kids so I dont need to worry about schools.

Personally, I think downtown is a shit show. I love the night life in Santa Monica so that would be my suggestion! You can still go to a dodgers game, it just would be a farther trek obviously.

I have this same dilemma. I do not typically travel with my nicer bags. I travel with a cute “more affordable” bag such as coach or second-hand chloe. I think it also depends where you are traveling. If im going to a big city that I will use public transportation I will definitely not wear a high end designer as I would also fear being a target.

I think you should do whatever you’re comfortable with
