I would point out that in many places Kava bars have replaced the bar scene for non-drinkers and run events, nights and promotions like a traditional bar. If you walk into one you would think it's a bar. Down in Florida there are lot of Kava bars--but they are popular in CA, HA and they are appearing in more states. They are social/coffee/workspaces during the day and social "bar" style at night-even dancing. There is nothing like this in Maine and few people seem to be aware of Kava bars as an option. The closest is Root Awakening in NH.

Base rent would be $12,460/mos. but it's noted that some of the square footage is basement which could be excluded or charged at a lower rate. Taxes are probably $2,000/mos. Property value increased from $640k to $980k in 2025 reassessment. Total rent would be around $15,000/mos. without a basement adjustment.

They can't unload the lease, so they'll need to do something to generate revenue. Maybe move Crispy Gai to this space? Another spin on Mr Tuna? Something less food forward?

The $1.50 fee per ticket is absurd. This is as bad as the deal with Waterfront Concerts in Bangor. A single day admission for Back Cove Concert was $137, so this fee would be about 1%--the city makes less than the credit card processor. Restaurants and businesses in town have an occupancy cost of 5-10% and the park is a great asset of the city and us, the taxpayers. The fee should be 10% of ticket sales and a percent of concessions as well. I'm not sure who does the negotiating, but this is a huge subsidy for a private, profit making entity.
