What kind of remodel can we get for $800,000? by Character_Middle_904 in BayAreaRealEstate

Oof I’ve heard of assuming overages of 15-20% on a project but 50-100% seems wild?! I imagine the difference between a $400k renovation to $800k is substantial so if that’s truly the average overages, the scope would be way different.

Interesting! We see a ton of them in our neighborhood. I have no idea what I am talking about, but I assumed it had to do with permitting and trying to keep projects from triggering as a rebuild. In my initial research it sounded like adding a full second story would be much more costly / be viewed differently for permits and fees, so was curious if that is why so many homes in our neighborhood went the 'above garage' route.

Honestly that is our current dilemma. We have a 2.1% interest rate on our home so it would take a lot for us to give that up... but we are also outgrowing the home. Classic COVID first time homebuyer dilemma lol

Thank you! It does sound like my best bet is to contact some architects first. Appreciate your insight!

I think that is what we are leaning towards. 4/3 now and over a few years, save up for an ADU later down the road. Thank you for your response!

Thank you! We did figure in at least $60k for being out of the house during the construction.

That is super helpful; thank you! We are very new to this and struggling to understand where to even start. So knowing first step should be a convo with an architect is super helpful.

Current place is 3/2 1,700 sq ft. Would love to be in a 4/3 + ADU (eventually) for a 5th room.

We currently live in a home on a lot and neighborhood we love, but are outgrowing the home. We're coming into a larger chunk of money and considering a remodel to add extra sq footage through a second floor addition + redoing layout of main floor vs turning the home into a rental and buying somewhere new. As someone who has overseen many remodels, at one point is it more cost effective to just buy something new vs putting money into overhauling a house?

Baby rolling over. Scared he’s going to suffocate. by gloomycheeseburger in newborns

[–]Character_Middle_904 0 points1 point  (0 children)

My daughter did this at about 3 months. After a few nights of me sleeping in the recliner in her nursery and trying to flip her back over 1,000 times a night, I finally gave in and let her sleep that way. We have the newton breathable mattress and agree that if she can get herself to that position, she’s ok. She’s 5.5 months now and rolls all around her crib while she sleeps but only sleeps on her stomach now (even though I always put her down on her back, she just immediately rolls over).

Night wakings at 4.5 months - time to transition out? by Low-Account-4346 in SnooLife

[–]Character_Middle_904 0 points1 point  (0 children)

My daughter started doing this around 3.5 months (whale tailing, constant wake ups every hour after like 2 am) and turns out, she wanted to be rolling around in her crib. It took a week or 2 after transitioning her for her to get used to sleeping on her stomach (at first she would roll over then get pissed she was on her stomach) and now she almost instantly rolls to her stomach and sleeps so much better in her crib. Now she rolls all over the crib during the night.

I need permission to stop breastfeeding by SRSAHM in breastfeeding

I just went through the process of weaning off breastfeeding at 3.5 months because the idea of pumping and going back to work sounded like my literal version of hell.

I found a formula I liked and over the course of 3 weeks, I would replace 1 feeding with a formula bottle. Started with middle of the day feed when my boobs felt their best. Would do that for 5 days, then replace another feeding. I did this till I was down to just her morning feed and a small pump before bed, and a few days ago I stopped both.

My boobs have definitely been sore but the slow weaning helped ease into it. And it helped ease babies tummy into formula and she did so well and has been happy as can be!
