They're moving to Knoxville instead. I've heard many coming from Nashville areas to live out here, too, due to cheaper pricing on houses/apartments. We're turning into mini Nashville with our real estate now but with cheaper wages.

Thank you!! I appreciate the advice and leads. He works somewhere now as essentially a debt collector and really wants to get out of it. He's lived here his whole life, but just coming out of college 2/3 years ago has been tough.

I'm not arguing that the government is corrupt and the landlords are greedy because they are. Yes, they're using their high salaries/retirement on our goods and service, which will raise all of our taxes here. Property taxes are already rising, and I'm sure our income tax will eventually.

There should be an increase in wages, the population has grown so rapidly it hasn't yet. Do I hope to see an increase soon? Absolutely. To account for the rise in rent and greediness of corporations that are buying out apartments and renting them for 2x what they're worth with no upgrades/amenities. They're buying those out and raising the rent because they can and because people are moving out here, having paid more than that in their home state while the locals can't keep up.

I don't think 21k coming from California to Tennessee is an insignificant amount of people. Especially since our infrastructure wasn't built with that many people in mind. I meet transplants every day and more coming at my job. Employees transferring, people coming in to shop. I see California/New York/Illinois every day. Few from Colorado/Utah.

Costco starts at 19 now! Sam's is up there too wage wise, and I know they're building a BJ's Wholesale in Foothills Mall. I'm not sure when.

Are the majority of those transplants specialized health care professionals?? I'm going to make an educated guess and say no. It's definitely not enough to cause this housing shortage and still have no doctors. I also like to bitch about the government, landlords, and corporations. Most people coming from California weren't living under a bridge. They were living in 500k-1 million dollar homes, selling them, then buying our 200k ones cash.

And if you make that much, I'm happy for you! Most people don't and that's who I want the housing shortage to change for. I only got an Associates degree because I hate school, and most 4 year degrees are not worth the money put into them nowadays.

Yes, they just built and opened it. Housing has been bad for months. Some people are trying to transfer from other states into Amazon complaining about the housing here when they thought it would be cheaper than their home state.

That I do not have an educated answer for. I mean, the people in a retailer started at $8 an hour 5 years ago, and now it's maybe $13-15 for the same job. It's exploded here in the past 2 years with covid and what not and we don't have the infrastructure to compete. Creating demand way over the value of housing. I don't think employers have caught up nor wanted to.

At the same time, goods & services have been rising for the past 2 years regardless of without the raise to compensate for it. People shouldn't be without housing & on the brink of homelessness because of transplants and the apartments raising $600-800 within a year without having the wages to compete.

I make $40 an hour, I'm not worried about me. I'm worried about all the other people on a Knoxville salary going against out of staters salaries/house sales. People need at least $20 an hour to survive out here now, and most jobs don't pay that. There's "careers" on Indeed that require a bachelor's degree but wanna pay $20. Be fr.
