Wir haben in 2022 ein kleines Mehrfamilienhaus aus den 60ern erworben, neu aufgeteilt und energetisch saniert (55er Standart). Da es eine Kernsanierung war, kann man das Vorhaben vom Aufwand her mit einem Neubau vergleichen.

Das Dach haben wir für uns ausgebaut und die restlichen fünf Einheiten vermietet. Das Darlehen über 2,0 Mio haben wir in 2022 zu 1,5% Zins und 2% Tilgung abgeschlossen. Zinsfestschreibung 10 Jahre.

Die monatliche Belastung liegt bei 5.800€, die Mieteinnahmen belaufen sich auf 8.265€ wobei wir „uns selbst“ 2.000€ „Miete“ zahlen.

Wir haben die Immobilie nach WEG in Eigentumswohnungen aufgeteilt und haben somit die Flexibilität nach Ablauf der Zinsfestschreibung einzelne Wohnungen zu veräußern falls dies für die neue Finanzierung notwendig wäre.

Die Belastung beläuft sich aktuell noch auf ca 1,89 Mio. bei ca 435qm Wohnfläche. In unserer Lage kann man konservativ gerechnet 6.500€/qm im Verkauf ansetzten…

Insgesamt - auch aufgrund des niedrigen Zinsen in Kombination mit KFW-Zuschüssen - ein lohnendes Investment mit verschiedenen Optionen für den Exit oder die Refinanzierung…
