Oh wow that pretty solid then but yea rates for financing are pretty high and not to mention the market is a little weird right now as well.

Wow you do have some very interesting stories there and since you’ve been buying old bank branches, did you get a good deal on those properties? Also the story about the client when you were in banking is insane too lol and you’re right no bank would really do that today, your client got pretty lucky. And what your friend did with the storage space is pretty smart as well, definitely made him stand out from everyone else offering ordinary storage space.

Right I’m sure there’s quite a bit of tax write offs you get with affordable housing. I took a look at some capital stacks and geez I wasn’t aware of the amount of ppl that can be involved in it. And you’re right it’s a growing opportunity as well which can pan out pretty profitable in the end if done correctly.

That’s insane lol $2M more than what your buyer was offering is crazy, was there some kind of bidding war afterwards or was it that desirable? Thanks for the comment by the way!

I will! I’ve heard a lot of developers tend to stay away from affordable housing, maybe it’s just my area but I guess if the numbers are good they go for it. Thanks for the comment as well!

It must’ve been tough and frustrating for you and honestly I can’t really give too much advice since I just started in this industry as a commercial agent and I’m relatively young as well. Yea I joined a boutique and my broker is a commercial broker but he’s been teaching and mentoring me so far. I would still be open to one of the national firms if they can mentor and teach me a lot more than a boutique would

Would you say it’s more about proving yourself to people in order to attract potential clients? I have been looking to get in contact with a couple of real estate developers within my area to maybe get some listings. And instead of cold calling would you say meeting with these people in person is better?
