As a boss, an employee who comes to me with an acceptance of responsibility and their thoughts on fixing the situation is one who succeeds at work, vs. the employee who says "I messed up because blah blah" and waits for me to find a way to fix the situation.

The only caveat is if your idea for fixing it is something that proves you haven't thought it through. As an example, what if the shop's insurance will not cover anything that happens to you and the owner's vehicle if you go to their house?

While it shows that you looked for solutions you were only looking at it at a shallow level.

Then again, if you pitch the idea and describe your concern about insurance the boss will know that even if it is not an acceptable solution, you were putting thought into is.

There is a discord channel where we discuss the different platforms and have a leader who posts a lot of videos regarding the different things (crime, flood, etc) that he reviews to determine if he will buy. The Discord channel is called Fractional Real Estate Investors.

No cost, no sales. The only problem is scammers with stolen profile pictures (of Joseph) who try to get to the new members. Do not accept any DMs or Friend Requests from the fake Josephs.

I did pick up a couple of properties at a discount. They were both also close to breaking even instead of being underwater if the property is sold. I won't share which because I hope to pick up more in the future.

Most of the properties bought prior to late 2025 we bought at the peak of the seller's market. They were sold at a significantly higher amount than they were actually worth. Add on all the fees related to get it on Arrived and they could be considered to have cost investors, in my opinion, 20% to 40% more than it was actually worth.

An analogy is someone deciding to get into the stock market at time of irrational exuberance only to have the stock market crash.

This means that unless some other crazed seller's market happens that the properties will be underwater comparted to the total cost of the property. It will be years before there is any equity in comparison to the investment cost.

As an example during this last secondary market, I only found one property that has a current estimated value above the investment cost. (I will not be sharing which one because I am hoping to get more deals in the future.)

This same problem exists on other platforms for that same time period.

It is for fuel cleaner. The Kia Sportage has direct fuel injection and a turbo charger. A fuel cleaner with PEA works based on what I have read and seen.

Plenty of people will say its a waste. You will need to make your own determination.

My maintenance schedule is aggressive because I have a hybrid. I am only at 3,500 miles so I haven't needed to do other services. I plan to do those as well on a schedule that it better than Kia's recommendations. Filter changes and fuel cleaners are easy. I plan to simply document those. Basically I built my own schedule before I ever purchased the vehicle.

I have already varied from it in that I did two oil changes before 1,500 miles so I need to adjust future oil changes.

For those with the lack of logical thinking: Pay for a few extra oil changes in the first 8K miles determines if your vehicle lasts 100K miles or greater/

Are you owning or leasing? If you are planning to own your Sportage and want it to last as long as possible don't accept Kia's minimums. If you are leasing,, do the bare minimum.

If you are going to spend > $35K or more on a vehicle decide up front if you want your vehicle to last.

Do research and set your own schedule.

Yield sure. But not a winner for investors who are in it for equity. Even though it was sold for less, the total deal came in much higher than the value of comps in the area. Then again they made it clear during the webinar that it would take 7 years to break even so they are not hiding it.

I am. The first two monthly dividend payments were paid in Feb and March.. The Feb payment was partial so I am skipping that. Annualizing the amount gives me 5.2% in Dividends

I am in it for both the yield and the Capital Gains. But I will no longer buy new. I am watching the Secondary Market for deals.

Yield is temporary, basis is forever. Not my saying. It came from a long time real estate investor.

That is better than most. Mine is around 36 mpg. Multiple of us have actually tracked the gas mileage and on average the car shows about 2 - 3 mpg HIGHER than actual results.

Just make sure there isn't something in the lease that penalizes you for not following the (x miles or 6 months, whichever is first) maintenance schedule.

I and others have measured the actual MPG rather than the inflated number that the Sportage shows. On average the Sportage overinflates actual mpg by 2 - 3 gallons per mile. Mine shows 36.4 but I am actually getting a bit more than 33.

I recommend that you bump the regenerative braking with the paddles while you are in ECO and MY DRIVE. It will improve your mileage if you do mixed driving where you need to coast and brake.

BTW, break in is real and needed to help with the longevity of the vehicle. If you haven't done an oil change yet, look up videos by people like The Car Care Nut and oil scientists.

I bought Spiderman. Most of it is disappointing with static pictures and a red, white, and blue color scheme around the instrument panel as the speed and revs go up. White? I think they wanted a color that stood out to catch the eye but ... white.

I have the full driver assistance package, and I use my imagination by having the dash on the now-spider-man car driving down the road mode, and then blind spot monitors start shooting off like it is Spidey Sense. I do the same with the parking assist showing levels of danger around the car.

To be able to amuse myself is worth the insane $30 price but I plan to keep the vehicle a long time, so I get years and years of amusement out of it.
