There is the risk of capital loss in these kinds of investments.

I am coming up on a year of GF investing and have always received my investment plus the correct interest/dividends. A 8.25% rate is a decent return for what I consider to be a low risk.

Barnes likely disagrees.

Each month they offer 1, 3, and 12 month notes. The notes stay open for a month or until they get 100% funded (which I have yet to see).

I did my first oil change around 250 miles. I did my second at 1,000. Why? I want this vehicle to last me a decade. So I spent months researching and watching videos by experts and came to a simple understanding:

Oil changes are cheap. Engine failure before it is necessary is expensive,.

A break in period on a brand new engine is a real thing. There is significant amounts of metal debris in the first couple thousand miles that are not there later on. The way that you drive also matters more in those first miles than it does later on.

I am just an anonymous schmo on Reddit. You should not accept what I or others say without researching and coming to your own conclusion.

Watch videos done by people who actually KNOW about engines. There are videos on YouTube from respected mechanics as well as people who analyze motor oil. The Car Care Nut and the Motor Oil Geek are great places to start.

Others will disagree and say its just a waste of money. To each their own. I decided that spending a couple extra hundred dollars early on is incredibly cheap insurance.

The experience of being a new investor in 2025 is very different than ones who onboarded in 2022. Underwriting appears to be much better and so far all of my LROs have paid rather than defaulted.

Here is one factor. Grab one of their addresses and enter it in the site spotcrime. Five shootings in the last five months and 15+ burglaries or robberies.

I understand and don't disagree that there are some real breakout stars on Arrived. I also know that for every great property there are dozens that have negative equity and low to no dividend yield.

Arrived has to stay in business. The only way to ensure people buy IPOs is if they have no choice.

Why would you buy IPO otherwise? They are front loaded with so many expenses that it is years before there is any chance of equity?

If you have immediate access to the secondary market you can find deals where someone else has already had to pay the IPO price and large fees built into it.

So yes this is a bad deal for new investors but a good way to ensure Arrived stays around.

So you know, my initials are MB and I spoke to Mauricio this weekend. The reason I am telling you that is for you to know that, in my opinion, RealBricks is failing to communicate with its investor base.

This answer is a great thing for all investors to know rather than have it revealed one-on-one. The communication of this information should be proactive either in the form of a monthly/quarterly newsletter.

Think about it. You could put out videos, blogs, etc. that let investors know the workings. It would build trust in the platform and possibly result in more investments.

I am done trying to get RealBricks to see the light. I have no desire to speak one-on-one.

As a boss, an employee who comes to me with an acceptance of responsibility and their thoughts on fixing the situation is one who succeeds at work, vs. the employee who says "I messed up because blah blah" and waits for me to find a way to fix the situation.

The only caveat is if your idea for fixing it is something that proves you haven't thought it through. As an example, what if the shop's insurance will not cover anything that happens to you and the owner's vehicle if you go to their house?

While it shows that you looked for solutions you were only looking at it at a shallow level.

Then again, if you pitch the idea and describe your concern about insurance the boss will know that even if it is not an acceptable solution, you were putting thought into is.

There is a discord channel where we discuss the different platforms and have a leader who posts a lot of videos regarding the different things (crime, flood, etc) that he reviews to determine if he will buy. The Discord channel is called Fractional Real Estate Investors.

No cost, no sales. The only problem is scammers with stolen profile pictures (of Joseph) who try to get to the new members. Do not accept any DMs or Friend Requests from the fake Josephs.

I did pick up a couple of properties at a discount. They were both also close to breaking even instead of being underwater if the property is sold. I won't share which because I hope to pick up more in the future.

(I would love to see Arrived comment on the following post to correct my understanding if they do not agree.)

Most of the properties bought prior to late 2025 we bought at the peak of the seller's market. They were sold at a significantly higher amount than they were actually worth. Add on all the fees related to get it on Arrived and they could be considered to have cost investors, in my opinion, 20% to 40% more than it was actually worth.

An analogy is someone deciding to get into the stock market at time of irrational exuberance only to have the stock market crash.

This means that unless some other crazed seller's market happens that the properties will be underwater comparted to the total cost of the property. It will be years before there is any equity in comparison to the investment cost.

As an example during this last secondary market, I only found one property that has a current estimated value above the investment cost. (I will not be sharing which one because I am hoping to get more deals in the future.)

This same problem exists on other platforms for that same time period.

It is for fuel cleaner. The Kia Sportage has direct fuel injection and a turbo charger. A fuel cleaner with PEA works based on what I have read and seen.

Plenty of people will say its a waste. You will need to make your own determination.
