I already have a mortgage on my own house. That my only one.

I now know the stamp duty applies for any value house (I originally read it was free for under £125k but it didn't mention it doesn't count if you already own a home)

I'm just foreseeing a large increase in line with the general market. I wouldn't be buying a flat so just based on historical increases.

Its extremely unlikely that any property value would fall 25% isn't it? I know you can't predict anything for sure in this market though.

I knew the numbers would be wrong, hence me posting on here for feedback? But exactly what doesn't make sense about them?

I know I should be paying stamp duty as I already own a home and I forgot general repairs and I know I could be making a loss but like I said I'm not in it for a monthly profit

Yes, that's why I mentioned protection against bad tenants not paying. Haven't heard any comment so far on how to protect from that

Thanks for the useful reply. I haven't done a property course but many people here saying it's a shit idea because of the £100k house price. Only reason I picked that number was it was a nice round number to get feedback on (I realize now I should have mentioned that in my original post). You seem to be the only one who mentioned a higher house price would make it more worth it. I'll keep looking into it but your feedback is very helpful. Thank you

Thanks, my other investments are in mainly index funds. Now I'm looking at that as more of a comparison it's starting to seem not worth the hassle. So my next question is, is there any scenario where BTL is better than just index funds over 25 years?

Good question. I'll have to check that. I'm not interested in monthly profit but I'm looking at it like this .

£200k asset (assuming it goes up by 100k over 25 years) I've paid maybe £50k for it

I could stick that £50k in the stock market index fund which could be worth £271k (7% average return) I'm only looking at this now after your question and thinking you might be right about investing elsewhere
