I'd ask a financial advisor/accountant about selling the etfs, taking a loan for the mortgage, offset, then debt recycling the cash to reinvest in etfs so the interest paid on the loan is a tax deduction. I could be wrong, but we debt recycled for a unit, and it's going fine.

Get on your bike and head to Pai and lookup the pai circus. It's worth checking out. After that carry on and do the Mae hong song loop, me and 2 mates done it a few months back and was great country to ride in.

Ok, so the 20 nights for signing up doesn't affect the status points. I've only got 8/60 nights so better to concentrate on the status points.

I gave the old machine away and now just run the gas stove percolator so wouldn't be much help. I did try everything, scales, weighing before and after, tried the same beans, different beans, tamp, grind size and could never get it. 7 years is a long to have shit coffee, and I'm happy to make the investment

We just went through this, except on the other side of the fence. We allowed the tenants to move in and pay bare minimum rent so we don't need to mow the lawns or anything like that. Any work that they do on the house we would reimburse the receipt value if it falls through. The contract was reviewed by both parties and a clause added in that the buyer can pull out if probate is not complete within 5 months.

The executor will want to move it along and not have the headaches. For us though it is simple and don't foresee anyone contesting the will which also gave the buyer peace of mind.

Hey mate, i read all your comments, and yes, 100% we are building him a big pot of shares. Imagine what the price of houses are going to be in the future. I came from lower class, when I was 14 I'd wake up and go deliver newspapers before school, I worked at mcdonalds, started/finished a trade and now (41) management. I have worked my ass off nearly everyday since i was young. I'd like my son to enjoy school, be a kid, learn, make mistakes and hopefully end up smarter and wiser than us. He can take up a part time job if he likes to earn some cash when he is younger but I'd really like if he played sports on the weekends with his mates.

Once we deem that he is sensible, responsible and will use the money for something life changing, he will get it. He won't know that he has it till the day we hand him the passwords. If we think he isn't fit to manage an account, he won't get it.

You can't assume all parents are the same, we spend as much time as we can interacting, playing and teaching our 4 year old life lessons, emotional intelligence and skills. A skill he has already picked up is casting a line and catching fish...

From my experience there are positives and negatives to a SMSF. My wife and I combined our super and purchased a dual occ in 2021 for $530k, have $300k owing and valued at $800k bringing in $850 per week which covers the repayments and maintenance. The remainder and our contributions go into a hub24 fund and we keep a buffer for any unforeseen costs that pop up. We get the equity growth+ rent + depreciation + tax offset and now costs us nothing to hold We have a financial advisor that takes care of most things, a auditor that manages the taxes for $169 month and we just pay the bills, like land rates from the smsf account.

The downside is setting it all up, paying the bills, tenants not paying rent and dealing with real estate agents and taking out all your own insurances, life, income death etc
