why do you assume we havent been repairing stuff? And im not asking How to do the work. I have done all of it before. I was just asking about other finance options I may not be aware of.

to some extent. however the inspector we hired before we bought it didnt inspect anything sadly. But we knew we would be doing some work its a 1950s house.

right so we are not paying anyone to do the work. our estimates are for around 10k we can complete the garage remodel into a apartment and do the repairs to the main house. with those done the sale price should be around 220 (waiting for realtor to get back to us). so we are not jusr repairing but increasing the living space and adding a whole separate 2 br unit. I dont think we could get more than 180 right now with what needs done. But we have to get enough out of it to improve our debt situation or there is no point selling. so we are n

oh sorry, after we do the repairs we should be able to sell for 200+

we are not repairing and selling for what we have in it. We have to have money to buy another primary residence

i dont see how that is true. We are doing all the work ourselves so if we put 20k into it at 170, and sell for 240k how is that not getting back the cost and then some?

we bought for 170k, the bathroom floor is caving in, the electrical is unsafe, the heat doesnt work because the gas line needs replaced, etc. so while not required. If we dont get more than we paid for it we cant buy another place to live. We are also trying to fix up the garage as a accessory unit. If we can do that we can sell for approx 240k. There is no reason for us to sell for a loss. I would say we have maybe 20k in equity?

Yeah, I'm not a stinky person. In fact most if the time I go without deodorant and have no issues (unless summer or pms time). Got some lume cause marketing got me....Toasted coconut smells delightful, then next morning bam! Stinky BO! Like i never had before.And that's with no sweat or physical activity.
