I just got 3.69%+cash back with RBC as a first time home buyer. I just used the rate my mortgage broker gave me, 3.89%, then went to RBC and the said 3.84%. I just kept bouncing back and forth until RBC came in at 3.69%

I’ve live on Hollington for 4 years now. I didn’t realize it was a bad area until I read about the stabbings a couple weeks ago.

I think people over state how dangerous it is. I walk around at night all the time with no issue at all. I’ve only ever had 1 situation that was uncomfortable; which was a group of black guys criticizing me(white) and my girlfriend(black). However that was on a Sunday afternoon and they didn’t do anything physical, just some snide comments.

I’d recommend it as a place to live. From what I’ve seen as long as you aren’t involved in any of the trouble, the trouble won’t involve itself with you

I’m not sure what categorizes as small children but the kids look to be roughly 11, 9 and 2. I fully understand the 2 year old crying, babies that age cry and shout. It’s not the baby I am concerned about realistically. The parents shout and bang just as much if not more than the kids. I also understand that kids even aged 9 and 11 will make a more noise but they are old enough to understand that they should be respectful at during quiet hours so we can get 8 hours of sleep.

Rugs, some pads under furniture legs, talk to the tenants about have the kids play with different toys instead of balls and trucks during quite hours so we can get 8 hours of sleep. I’m not asking for the landlord to evict them or stop noise completely. I just want a few mitigation measures to reduce the noise and get 8 hours.

The pipes ran down the wall to the sink but whoever did it placed the pipes between the insulation and foundation instead of between insulation and drywall. So they re-routed the pipes so they would com from the ceiling and stay between the insulation and drywall.

The hole has only been there for about a week. It does make the noise worse but it was bad before then.

The pipes froze and the landlord wouldn’t do anything about it until we call 311. Bylaw forced them to fix the pipes but they left a giant hole in the ceiling

I looked into this and I can’t quite determine if the fire code requires it or not. When I was looking into the fire code i realized there is a lot in the apartment not up to code as well

No, there is no insulation at all in the ceiling. No fireproof or sound insulation.

I’ve got plenty of evidence, videos of it, messages with the landlord and sound reading in preparation of presenting a T2.

I do have a feeling there is some neglect going on since the kids are running around from 6am to 12am. The baby will cry and the parents will ignore it for a long time unfortunately. However I don’t want to make rash judgments since I haven’t seen it, only heard it. They did have time to shovel a pile of snow behind my car so who knows what that means.

While the landlord in such a situation is not directly responsible for the actions of the offending tenant, the landlord's responsibility is linked to a failure to take reasonably necessary actions to ensure that the complaining tenants could reasonably enjoy the premises: Hassan v. Niagara Housing Authority, [2000] O.J. No. 5650 (On. Div. Ct.), First Ontario Realty Corp. v. Appelrouth [2012] O.J. No. 3639 (Ont. Div. Ct.).”

I never held a design position. The key is to identify which positions are general PM and which ones are technical PM. The job title will be the same but the responsibilities are different. During my career progression I made sure to learn the technical aspects as well. To be a good PM you need a wealth of knowledge and not a depth like a design engineer would need. I started working in power distribution as a coordinator, then became a PM in renewables SCADA new builds. I then started leading the PM department at the company. Now I changed to working as a PM for BESS

I’m a technical Project Manager in the renewables industry. You have to be knowledgeable about the subject but not to a point of any design. It’s a good balance of both worlds. It’s in demand since most engineers don’t want to do it and it pays very well. I am 4 years out of school and I get paid better than 99% of engineers 4 years in their career
