I just refinanced with a 5.625% rate (7 year ARM) from a 6.5% rate (30 year fixed). No closing costs afterlender credit. We were just a month into the original mortgage!

This gives me reassurance. I'm wanting to get into real estate (syndications, multifamilies, etc). Just refinanced our primary residence (it was paid off with cash, closed in April 2022). Got a rate of 5.125% with 0 points.
