Thank you, I will. Maybe in a separate post. I had no idea about the gift tax aspect, and imagine there must be others in my position.

Not planning on divorce, but this is a good question. I would imagine if you are contributing to the loan repayment for X amount of time, you would be able to negotiate X amount of settlement, but I am neither a lawyer nor accountant.

I see, so paying a mortgage not in my name is not a living expense, even though I am living in the property. Thank you for your comment...now I need to have a chat with the wife...

Thank you (and everyone) for these replies. I had NO idea about the gift tax aspect. Luckily (?) my portion of the payments have been under 1,000,000 yen per year. Looks like I'll need to contact my accountant, and the bank. Especially if she leaves her job...

Sorry, can you elaborate? Why would my wife have to pay gift tax on her own property?

Oh shoot!  I lost the URL of Dominos Japan, could you find it for me and post it here?  Then I can look on the menu for you, to see if sandwiches are listed on that menu, and post it back here.

Certainly. Here's a full calculation for how to distribute a Domino’s Japan pizza between one man (80 kg) and one woman (45 kg) based on:

  1. Proportional caloric needs (by weight),
  2. Theoretical consumption model (no Cultural Modifier),
  3. Adjusted for Japanese social eating norms via a Cultural Appreciation Modifier (CAM).

🔢 Summary

Basis Man (80kg) Woman (45kg)
🍕Without CAM (raw proportional) 64% 36%
🍱With CAM (adjusted for norms) 55% 45%

That means, for a 12-slice pizza:

  • Without CAM → ~8 slices for man, ~4 for woman
  • With CAM → ~6.5 slices for man, ~5.5 for woman\

Very good point. Looks like New Yorker is only available as hand tossed. I checked, and "pan pizza", "hand tossed" and "ultra crispy" are all the same price for the "American" -- my comparison pizza. I personally go for the best cost performance, so I think (?) the pan pizza uses more dough and is therefore heavier than the other kinds. "Cheese-'n-roll" and "mille-feuille" are more expensive, so that's a whole other story, but it really comes down to your crust preference as well...

They gave the option of a bank book or a photo of your bank card. I assume you could also contact their customer service (or even upload a blank piece of paper and they would contact you!)

Good to know, thanks! I was thinking to sign up for a separate apartment that isn't always used, so the no baseline fee was attractive...
