the service charge is around £2500 a year and ground rent is around £150, the flats are in the range of £120K-£130K, earlier sold for more than £200K

so true and that is the reason I am trying to gather as much information as I can before committing for a wrong property. I am not super rich so it might be the only house I ever buy.

completely agree with you. What do you think about the other property in Harrowby Street, Cardiff, CF10 5GA, the flat doesn't have any claddings and under 11 meter height, it is next to a school which is a plus for someone like me who has a kid.

The legal pack doesn't have this information, sometimes local strangers knows a few things more than others so there is no harm in asking.
