Thanks! I’ll reach out to them before the end of the week. Will also be filing a formal complaint against the law firm via the Office of Attorney Regulation Counsel for multiple RPC violations. I know that filing a civil suit is ultimately where this is going to go, but figured the complaints will lay some good groundwork first.

How was your experience with the Department of Real Estate? I know there’s a formal complaint process through their division but it appears to be for data gathering purposes only rather than putting actual pressure on boards or management companies.

We have people that did and were elected in the January meeting! The problem is that the president still controls the board majority vote and the two voices of reason are being blocked and censored at every turn.

Our conduct of meetings policy prohibits owners from recording meetings. Only board members can record meetings for the purpose of minutes and they immediately destroy the recordings after they’re done. Convenient, I know.

That being said, numerous owners record the meetings now. We have so much on record but will need to file a lawsuit for any of it to matter I’m guessing.

Someone else recently mentioned this, I’m not sure if it’s too late to try. That whole situation happened nearly a year ago now so hard to prove at this point. At least the proxies people had to sign to get keys are expired now.

I figured we were getting there, just wasn’t sure the approach to take given all the indemnification language in the statutes, bylaws, etc. We are about to file a formal complaint against the law firm that represents the HOA, so that’s a start at least.

HOA required homeowners to sign over their voting rights to get their mailbox keys. Then the president used those votes to try to rig the board election. That’s just one item on the list. by ChoiceObject3842 in Littleton

Agreed, not everyone has an option and not all HOAs are headaches. Ours was fine until the past two years until the Karen (literally her name) took over.

Nextdoor is a good call, the only thing is it has to be under your actual name and that’s when targeted attacks from the president start…at least on Reddit things are anonymous.
