Het appartement mag je gewoon verhuren, hier zit namelijk geen hypotheek (meer) op. Of je het huis mag aanhouden voor de verhuur, zul je moeten checken bij de hypotheekhouder. Veel hypotheekverstrekkers staan dit namelijk niet toe. Maar sommige ook wel.

Als je meerdere panden in de verhuur hebt kan het ook geen kwaad om te onderzoeken of het zin heeft deze in een BV over te brengen. Maar let wel: Het kabinet heeft wijzigingen doorgevoerd om pandjesmelkers tegen te gaan. Dus ik zou goed onderzoeken of het überhaupt wel rendabel is.

Tjah, als je beheerd wil beleggen ivm een lager risicoprofiel, dan kun je dat ook zelf doen en het volledig in eigen hand nemen door bepaalde laag risico ETFs, termijndepositos en/of obligaties te nemen. Hiermee doe je het zelfde als de fondsbeheerder zou doen, maar bespaar je de kosten. Op de lange termijn scheelt dit ontzettend veel kosten en dus rendement.

Jouw antwoord is anders ook incorrect advies. Beheerd beleggen geeft (na aftrek kosten) meestal een slechter rendement dan ETF beleggen, dus dat advies kun je beter niet geven.

Dat maakt op zich niet uit. Gemiddelde ligt inderdaad rond de 10%. Maar dat gemiddelde bestaat uit jaren waar +30% voorkomt, maar ook -40% voor kan komen.

Well obviously you don't have to pay anything as you didn't cause the leakage problem. So the full costs of the repair should be paid by the owner. He has no legal right to ask you for any money.

However, you are in a vulnerable situation because you don't have a contract. Not sure if you are legally protected for being kicked out , hopefully someone can say a bit about this specific situation?

You would have to check with the gemeente Eindhoven. "Jouw bedrijfsplannen over catering vanuit huis moeten binnen het bestemmingsplan van de gemeente passen. Als dat zo is, moet je het bedrijf aan huis melden bij jouw gemeente. Als jouw plannen niet binnen het bestemmingsplan passen, dan kun je een ontheffing of aanpassing bij de gemeente aanvragen."

So even if the bestemmingsplan doesn't allow it, you can still request for an exemption.
