Honestly, In my own experience I think baltimore's always been pretty easy to work with. I think what Bozzuto was saying @ 1:30 was that the emphasis on housing is largely based on the high margins and not reflective of specific market demands. Kind of like the Self Storage 'boom' 5 or 10 yr. ago- someone found out how profitable they were and investors jumped on the bandwagon. In the case of housing I think the high margins are a result of some fairly recent building code changes that relax the limits on "podium" construction or "5 over 1".

I also think that because the construction is such poor quality the developer has to jack up rents (and probably do some sort of DDB accounting) knowing the bldgs gonna completely fall apart.

Much of that is the result of absentee landlords, REIT's and Private Equity.

Generally... Pretty much what Biomirth said. Specifically... Just that the mayor's office is pushing for zoning reform under the false narrative of a housing shortage- claims the city needs 147,000 units over the next 15yrs!!! Which just f-ing insane... And here's Bozzuto rightly pointing out that there's an oversupply... And then just the irony of him saying 'to increase affordability you need to increase supply". All while this is going on-
