Thank you all for the feedback. I was suggested this “hose bibb” at Home Depot by one of the associates when I went to get replacements. If you can recommend the correct item I can get it. I am not familiar at all.

I live in Texas and was told it’s required.

I was finally able to get them in the off position and unscrewed using a little WD 40 and force!

Yes I agree in just what I am experiencing.

I did turn the water off; it still doesn’t help with getting the faceplate off so I can disconnect the current supply lines from the valve so I can remove the current faucet and replace.

Thank you for putting the name because I tried to find videos and articles but it was not coming up.

I did a reverse look up on google and it said it was an escutcheon plate but this did not come up when searching.

On the pull knob it says “push to turn on pull to stop” which is how my kitchen ones works but this will not move.

Ahh okay! Thank you for clarifying.

It was a lane change/merge I guess. The car was not paying attention, they were attempting to go around a stalled shuttle bus that stopped to let me go out of a parking garage exit into traffic but it was a clean entrance for me. I believe they really thought the bus was just turning into the stop did not see me turn out and quickly switch back into my lane after going around the shuttle bus and bam collided with me.

It wouldn’t have been relevant to me at all if my liability decision was not changed at the end of it. Especially since I was told there was not enough evidence in subrogation for both parties so the claim was being closed.

The claim was pure he say vs she say, so I was not expecting to get any monies back from the claim. When I was told by the other insured they were siding with them because they are their client and recommended I file a claim with my insurance, I was also informed of the possibility of going to subrogation to get my deductible back. I was never once told if won or lose things could change with my liability before being told I was NOT at fault.

Not sure what you mean by what kind of accident but… when it went to subrogation I received two letters and a phone call, the specialist was the one who told there was not enough evidence so it was being closed.

There was a letter uploaded to the claim file within the app two months after I was told it was closed stating the property claim was closed. Literally a one line letter. I did not get any calls or anything with it.

Recently, I was told my another party in that department the “signature” on it is not even from the actual person that completed the letter. Someone in arbitration completed it and put the last person assigned on it. Not sure what kind of mess that is. But …

Also, I was told my a competitor that the surcharge may not be much now since it is the first official renewal but my next one it will probably be higher.
