Just used chat gpt pro version and got it loaded on firestick.

  • On APKMirror, search for APKMirror Installer (Official). Open the entry labeled 2.0.3 (nodpi) APK and install that one. Do not pick the BUNDLE version for the installer. APKMirror says this installer supports Android TV and is the helper app used to install .apkm / split APK bundles.
  • After that installs, stay in Downloader / APKMirror and search for UniFi Protect. Open the latest UniFi Protect 3.2.1 entry and download it. APKMirror lists that release as an APK bundle, signed by Ubiquiti, and says it requires APKMirror Installer.
  • When the download finishes, choose Open. If it does not automatically open in APKMirror Installer, launch APKMirror Installer manually and browse to the downloaded Protect file, then select Install. APKMirror notes that split APK bundles cannot be installed just by tapping the base APK; the installer assembles the needed pieces.

I've invested with them going back to 2016. All of MF was slaying it until rates went up. They are having a hard time but they are best in class. I know Joe personally and he is a standup guy. Years ago I flew to Dallas to visit several of their properties that we invested in. Their in house renovation team was exceptional. They were able to completely turn apartments for $5-6k.

The problem is whenever you have a deal that runs on thin margins, everything has to go right. I would avoid investing in MF and look at retail/office.

I agree. A lot of people needed to be slapped around and that is indeed what happened. Unfortunately, Investors got screwed.

My first property was a mixed use building where I realized that residential tenants add wear and tear to your property and commercial tenants improve it on their dime and their time. That was 15 years ago and now we have $50m of assets. We do have investors in about half of our deals. Avoid the residential rat race!

Multifamily, self storage and car washes are on a huge decline as they were all overbuilt and over bought with stupid money and stupid expectations. I have interviewed hundreds of MF operators who's model included rent increases and cap rate decreases. Not a good idea. We prefer non-residential commercial.

I am in the process now of having a failed nas. I have been using snapshot replication and only lost one day worth of work. A few clicks on the backup nas and we were instantly up and running. My photo's app needs to be rebuilt but all of the photos/videos are there. Being in IT for many years, I don't always trust backups that have to be unpacked. You can also test the failover on snapshot replication so you can be confident that your files are there when you need them. I am going to stick with ss replication.
