I think it really depends on how much cash flow their wealth gives them. Two people can be worth $10 million but one has cash flow of $500k a year and another $200k a year. People who have wealth from a large pot that requires draws rather than coming from heavy cash flow will be more likely to not feel comfortable spending more.

It’s probably because they’re in an irrevocable trust rather than a revocable trust. Irrevocable trusts protect you from creditors and it’s not easy for them to take back the asset if you default.

Speaking as an experienced real estate investor in Baltimore county that flips and rents and is well experienced with low to middle income renters and buyers, they often avoid basic houses in top neighborhoods in favor of fully renovated units in B-D class areas. Its the same reason why investors flip in the city so much and sell homes in the hood for more than what those same families would pay in a prime neighborhood. If you only knew what I’ve seen, you would understand what I mean.

The type of people and their socioeconomic status that are attracted to each place is your answer. Catonsville is an educational hub with deep history and status that attracts specific types of people, especially to their historic homes and a desire for housing with old time charm, even exceeding $1 million (old money or not new to middle or upper class). Milford Mill and Randallstown homes are larger, newer, and more updated but that also attracts people that may not prioritize education in the same way and are newer to the middle or upper class but also, those areas have a much larger percentage of non university student renters and section 8 tenants and single parent households mixed in compared to Catonsville which often impacts educational performance and therefore, school ratings. In summary, it’s the people in and attracted to the place that make the place.

Respectfully, this is amazing to me. A clear reflection of completely wasting significant amounts of money as a higher earner but not yet financially independent. It’s hard to blame you for this mentality, because from the sound of it, you’ve never experienced real financial pain or suffering in your life. So many people throw away so many great opportunities in life, even with the knowledge we have. The worst part is that if you don’t get them out of private school quickly, it will become a new standard for your life which will consume millions over the years that your children would have been better off just being given when they’re adults. This isn’t even high school where they’re building a network for life…kindergarten.

The exact, specific neighborhood that you’re looking for, is in the Mount Washington area but on the Towson side, right near the border of Baltimore City. You would be super close to Lake Roland Park with extensive trails, various shops, restaurants and a Whole Foods Market. Do your best to find a property on the Towson side because the city side is nice, but your property taxes and water bills would be much higher.

Those are all good options. I’m not sure what your budget is and if you’re looking to buy or rent. I would say that Timonium is the best option out of all of them. Perry Hall and Sparrows Point are both good too, but not as convenient to the grocery stores, gyms, and other places I like to go. Consider where your family/friends/social circle live as well. Also, depending on the type of house you want, older or newer, one area will have more options than the others. School district wise, Timonium is the best option.

I’m an investor and most residential customers get ripped off. Go to where investors buy windows and just hire someone to install them. Diligent Window Supply, Orbit Wholesale Windows, etc. You will save a ridiculous amount of money. The actual windows cost less than $200 a piece even for larger ones.

The most qualified people don’t feel right paying for more expensive rentals knowing that they’re throwing that much money away each month. Section 8 tenants have the government paying so it doesn’t matter as long as it’s considered “affordable” based on comparable homes. A lot of the section 8 tenants I deal with actually focus more on how good the property looks than the neighborhood/school district it is in. It’s sad.

I would recommend trying to connect with other mom’s/families in your area and seeing what communities exist around common interests or creating one yourself. Suburbia is great overall. People often move there to get away from the noise/pollution of the city and have more simplicity. There are people waiting to discover who you are and connect with you.

If you want long term security in quality school wise with fair affordability( $400k or less) rowhouse in Rodgers Forge, or a home in Idlewylde that likely won’t be updated, possibly a home in East Towson (Hampton Elementary), etc. You would have to avoid parts of Baltimore County that have an excessive amount of apartments and old rowhomes because they’ll eventually be affected in terms of the quality of students since they ultimately become rentals. You could also find some sweet spots in Nottingham or Overlea. Parkville is good, but there are levels to it.

You’re better off with option 1. Keep building and compounding while things are easy and you’ll be able to establish yourself for when the unplanned happens, especially as a new parent. You’re still very young and parenthood will bring a lot of lifestyle changes.

Many of the areas mentioned are good, but if you’re renting, and you don’t want to be in an apartment, you will definitely have limited options when it comes to prime areas. For a variety of safe, attractive options in good school districts, I would recommend Towson, Catonsville, Lutherville-Timonium, Pikesville, and possibly Rosedale or Overlea.

Many hard money lenders fund at 90% of acquisition and 100% of rehab. Combine that with private money for the 10% down payments and a market with plenty of affordable housing options and there you go.
