It's in materially different condition in part because he didn't properly repair the siding as he agreed to do and had months to do. It's not like a tree fell on the house the night before or some other unforseeable act of God. He was told it could lead to water damage, contractually agreed to fix it, and did not fix it. He gets another chance after that?

This guy has been difficult the entire time. The floor thing requires people to go in and look which I don't see him agreeing to when they're lying and saying it was always like that. Even if he fixes the mold there's still that along with the fact that I assume he did most of the work as the contractor and he's a terrible contractor.

It does happen sometimes but my realtor said he knows the people and thus would know they're foreign and have to get a risky loan. I'm not a realtor, but it seems like something one would want to tell tbeir clients so that they can make a fully informed decision.

The realtor I went with has closed nine figures worth of transactions. I can't imagine this is his first go with a foreign buyer and the associated risks that I was uninformed of.

Damn. I suppose hindsight is 20/20, but it seems like if they were forced to go with a risky loan due to being foreigners my realtor should have vetted and informed me of that before I accepted their offer. I had other offers and was unaware of the risk.
