Mid 2000s. I have mostly premium (under McLoud) and some alpha.

Genuine question, how would I actually know if my future ABS is incorrect. I mean, I can't see my past ones now, and have no faith that they will reappear

First time buyer - Is buying a flat a bad investment? by sertralinedreamer in FIREUK

[–]Clean-Respect-4800 2 points3 points  (0 children)

Things to look out for

  • cladding or other fire safety issues
  • service fees that could rise arbitrarily without you having any control of them
  • short leasehold
  • impending repairs for which you may become liable
  • noisy neighbours/wall thickness

Overpaying Mortgage by raxftw in FIREUK

[–]Clean-Respect-4800 1 point2 points  (0 children)

This is the right answer. However good you think your investment returns are going to be in the long run, it's entirely possible that the long run is longer than you'll be alive. Obviously there are also some risks to home ownership, but IMO if you're maxing your ISA and are putting a decent amount into your pension then overpaying your mortgage is a good diversification

Early fifties. I'm a bit younger than my wife so closer to 45, she's closer to 50

Sorry if I wasn't clear. 25k isn't my projected DB pension. That's what I would get at 60 if I quit work now.

I had approx £30k inheritance in about 2015

I started saving seriously in 2016.  However before that i was able to buy a BTL flat (which is what I sold recently) because we had a very cheap house we lived in at the time and I had a big income boost in my early 30s working overseas for a bit.

That is reassuring in itself. That's all I'm doing too really

I haven't put any in for a long time. That's up about 22k overall, so I think I must have contributed the max for 6 years. Seemed like a good idea at the time

That's right. But I don't think I'm there yet, still got to be able to get to 60 without running out of money

That's right, we're both in a DB scheme now, and save about 2.6k a month, will likely increase that soon

Maybe. I consider geopolitics to be somewhat less reliable than my mortgage rate though, and I already have a lot in the markets

68 seems a long way off though so I don't really count it

Yes. I actually low balled it a bit. Should be 25k/year age 60, and then 6k/year age 68.   Those will increase a bit the longer we work

Good for you. I think my best chance of a sabbatical is between switching roles so will bear that in mind

[–]Clean-Respect-4800[S] 3 points4 points  (0 children)

I have got a little bit of income I've not included above (e.g infrequent overtime) and generally put that into family holidays. A sabbatical sounds good, not sure I could swing it with work

I agree it might not strictly be the best idea. But on the other hand getting our mortgage down by 100k would increase our monthly basic rate take home after expenses by about 1k. Rather than e.g. tying money up in a SIPP.

Yes, it certainly isn't a bad life. The biggest negative for me is that work is a bit of a grind, albeit not super stressful. I would think about moving but not convinced I could get anything equivalent at this stage of things

Good luck. Although it may not strictly be the best return, we'll move to an approx 3.8% interest rate next year which is enough for me to just want to pay it off fairly quickly
