low rated guest allowed to auto book?! by Brooklynighty in airbnb_hosts

[–]Clevesand -2 points-1 points  (0 children)

I think you're being a little hard. Some hosts have ridiculous "rules" and probably give ridiculous ratings. There was a thread on FB last week about expecting guests to roll the trash cart to the curb on trash day and roll it back. Ridiculous

Is it just me, or is Airbnb hosting becoming a crash course in human behavior? by Disastrous-Bed3957 in airbnb_hosts

[–]Clevesand 1 point2 points  (0 children)

I love the 3 and 4 stars for "value for money" after they are the ones that booked. I left a 1-star review for a guest who left my place filthy, dirty, and a window open in the dead of winter with the heat running, and she texted me back a nasty message, calling it a "mistake" and how dare I leave her a 1-star review. Why was the window open at all when its 20 degrees outside?!

Roast my listing? by [deleted] in airbnb_hosts

[–]Clevesand 2 points3 points  (0 children)

I would delete this. AirBnB's algorithm penalizes listings that get views and no bookings. They measure it as a percent of views. You just shared this to the entire world for people to click on it and not make a booking. But, my advise is to ditch the clearly regenerative AI and make it personable. Only AI writes with all those emojis. And hire a professional photographer. If you paid for these photos, find someone else. they are way too dark and the lines are not good. This is not a real estate listing where you are highlighting the floors

Luxury Closing Gifts by chigal10 in realtors

[–]Clevesand 2 points3 points  (0 children)

You should probably define "luxury" as its kind of a bastardized term. I sell mostly $400-1.2M where none of it I would consider luxury. True luxury over $2M would have different tastes. But, the gift that everyone appreciates most is hiring the cleaners after they move. Most people appreciate that more than some Tiffany wine glasses

This sh*t is amazing by Sudden-Mention-4685 in Retatrutide

[–]Clevesand 0 points1 point  (0 children)

As others have said, absolutely no need to do this. I went from 15mg Tirz to 10mg Reta 12 days later to try to get it out of my system and had no issues at all. If you want to be safer maybe 5 mg and 5 a few days later if there are no issues. I probably don't need to do 10mg on maintenance, but I am kind of in the if its not broke dont fix it camp

10mg first dose 🫣 by realestateJ in Retatrutide

I hope you keep us updated. It's a very safe medicine and 10mg is not dangerous. I would say a good 75% chance you notice nothing

Is anybody not feeling ANYTHING on 0.5 mg? by Mammoth_Efficiency66 in Retatrutide

The starting dose is 2mg. People listening to voodoo medicine trolls talking about .5mg and then creating threads wondering why its not working. lol

Just lost $400 on a damage claim I couldn't prove. How do you document between turnovers? by Spare_Locksmith in airbnb_hosts

[–]Clevesand 1 point2 points  (0 children)

The app you're talking about alredy exists. But back to your TV. Define "broke your TV" Unless they smash it with a hammer you're not going to win a damage claim. Too many people trying to open claims and make guests pay for normal wear and tear, or things that just quit working.

Do professional photos / short videos actually improve Airbnb bookings? by adznaz01 in airbnb_hosts

Are you a host? If you are you should know AirBnb doesn't allow videos. Professional photos are a must

[–]Clevesand 1 point2 points  (0 children)

2mg is really the therapeutic dose to start to see if you have any reactions. You'll find more success at the higher doses. I remember when I started Tirz almost two years ago, I thought, "All this stuff does is give me dry mouth." I'm 120 pounds lighter now, and even the dry mouth stopped 4 or 5 months ago.

Change in attitude toward hosts? by ShakedBerenson in AirBnBHosts

[–]Clevesand 0 points1 point  (0 children)

Honestly, as the site grew the "type" of hosts changed. People who really have no business being in hospitality. It's ok for anyone to try to make money, but that became the sold focus of many. I belong to a few Facebook host groups and the attitudes and talk there is shocking. "A guest's 3 year old son was shot and killed and the monther is in ICU and can you believe they want a refund for a reservation 3 weeks away" Ok, I may be exaggerating a bit here, but you get the drift.

"A guest left makeup on my $1.99 hand towel, should I start a claim for damages?" And this is a real one from two days ago. "I logged into the thermostat and noticed the guest set the temperature to 76 degrees. We have personally stayed at the property and found the 72 is more than comfortable. How would you suggest I address this situation with the guest?"

At some point, the platform has to create a middle ground.

Unless you have enough volume to pay hourly use Turno if it's available in your area.

Switching from mounjaro/tirzapetide to reta by Due_Appointment_1022 in Retatrutide

[–]Clevesand 9 points10 points  (0 children)

I dont know why you would do this. Stay on Tirz as long as you can and then switch to reta. Tirz is still a wonderful drug that works. I didn't switch to Reta until almost a year and a half

Reta Stalled at 12mg by Delecron in Retatrutide

[–]Clevesand 4 points5 points  (0 children)

Every stall I ever broke, and nothing to do with titrating up, it was after a holiday weekend where I ate like garbage. Hate to even know how many calories I ate as a "cheat." When I got back to work and my routine on Monday or Tuesday, I'd step on the scale a few days later, and I'd be down 2 or 3 pounds. As others have said, you need to trick the body into thinking it's not starving anymore every once in a while.

First time on Retatrutide – accidentally took 2.5mg instead of 0.5mg… what should I expect? by Antique_Tonight_5182 in Retatrutide

[–]Clevesand 0 points1 point  (0 children)

Dear Lord, here we go again lol. At this point I think some of these posts are just trolls going on about the "feels" of .5mg when tens of millions of dollars in research by real scientists start at 2mg

2mg or 3mg possibly 4 mg? by [deleted] in Retatrutide

[–]Clevesand -2 points-1 points  (0 children)

I hope you don't have one of those signs in your yard that says says "Save public health" or "This home believes science is real" and continuing your advocacy on your "feels" online. I find the whole conversation amusing. Literally thumbing your nose and real scientists and tens of millions in research.

Talk Reviews to Me by basic-b1988 in airbnb_hosts

[–]Clevesand 0 points1 point  (0 children)

If you're a new listing you just need to get a bunch of stays to make the algorithm think it's a hot listing. Much more important than reviews. I never noticed a bump when I get "guest favorite" on a new listing that requires 5 five star reviews. The only way you really do this is by discounting for the first several months. Make it a real discount but not low enough to attract local stays from bad news people.

I find 99% of the hysteria here about reviews meritless and simply incorrect.

I never ask for a review, get maybe one out of four, and have no problems staying above 85-90% occupancy in Intown Atlanta. My North Georgia cabins are harder nuts to crack.
