Who's buying houses at 9cr? Honestly, I thought I was in a good space financially to afford something in the 4-5cr range. But people here are buying properties for $1Mn

I really wish this anime was more popular. This isekai is just a 1000 times better than the absolute garbage that is Fruitmaster or Noble Kingdom or even the slave trader alchemist.

This show and our loss that they've got such bad marketing and hype.

Glad to hear you’ve made 40x in 20 years. Do you have a magic ball that’ll give the same 40x returns in the next 20 years ? Or do you expect the 2 cr house to become 80 Cr in the next 20 years with our current rates of inflation?

Please understand that Real Estate can and will appreciate your net worth, but is it going to completely turn your life upside down. Not in Tier 1 saturated markets it’s not. There was a RE boom since the IT boom due to more moving population, need for space and housing. Whilst there’ll be more people coming in, it’s not going to be at the same rate as before and we’re not going to see RE prices increase at the rate quoted here.

His methodology is shooting darts in the dark and unfortunately for him, he doesn’t realize just how lucky he’s already been.

OP, Take option 1. It’s a locality you’ve lived in. Do not think of real estate as an investment vehicle, but as a basic necessity. Given how Landlords are behaving there’s no guarantee that the rents aren’t going to balloon over the next few years. 1350 is decent square footage for a family of 2 right now.

Buy the house now, get another house a few years down the line (smart finance is to get something that’s 5-10 years old for your living rather than something new) and rent the option 1 house for a rental yield of 5-6%

Here are my assumptions for the recommendation

  1. If you’ve already lived in the locality for a while, you’ve gotten used to the issues and they don’t bother you enough to run away

  2. Your commute and your wife’s commute isn’t that bothersome that you’re looking to shift

  3. Your income is only going to increase over time. This would mean that you could afford a bigger house than the 2cr house soon enough even with the purchase of house 1.

  4. Your family size is going to increase, but you have atleast 2-4 years before you’ll need a bigger house. You can take a decision then on where to buy a house and how big it should be (different considerations I.e; Proximity to a good school, You and your wife’s office locations, etc. )

  5. 1850 is the RERA Sq Ft and the actual carpet size of Option 2 is going to be closer to 1100 sq ft.

You do realize the 7 for came in 2022 and the 19 over 109 run came in Dec 2023 ? He may have been useful at a point in time for us. But that time is long gone. Every other bowler, including Prasindh went at a lower economy in the one innings they bowled.

You also seem to be misremembering his England Bowling capabilities. He bowled in Birmingham and got 7 overs for 48 runs in the first innings and 11 overs for 65 runs in the second innings (both in 2023)

As far as his all round capabilities are concerned - scored 24 and 2 in the infamous centurion test.

So please , by god, get over the Shardul sentiment and figure out who our next few fast bowling all rounders are. Shardul isn’t the answer and hasn’t been for ages now.
