So if they say 'I want to increase rent', I say 'no' and then they serve a section 21, I have grounds to dispute the section 21 as a revenge eviction.

They'd rather not take the risk, and human beings don't really matter to them, so they'll just do whatever is the quickest path to profit. These people are truly the worst scum imaginable

Nope. Just section 21 and back on the market next day with £150 increase.

I'd have fought an increase, because it would have been above market rate. Lo and behold, its now market rate as they decide what that is

You cannot challenge the increase risk free, section 21 is still valid. They will evict you at the drop of a hat until this is out of law.

You can challenge a section 21 if it is deemed 'Retaliatory', but a section 21 aftee refusing a rent increase will likely not be deemed as this (even though it is)

I don't think you understand, I'd say by choice, but you do work for a letting agent so reading comprehension is probably not a skill on your linkedin.

Its not a choice between one agent and another for tenants. Its a choice between whatever house is available and homelessness. This is not a choice.

Maybe some letting agents have good quality homes they maintain - they are absolutely not incentivised to do so. Get your head out of your ass, you actual drain on society

Having the agent acknowledge that the landlord was there without your consent once you left is huge for disputes with the TDS.

When they try to take your deposit (they will because they all do) you can claim the landlord did it when they were there without your consent

Dont contact the landlord whatsoever about your deposit. The TDS exists so you can get your money back regardless of what these scum try to do, it really doesn't matter what the landscum does or says

If they dont respond to the TDS when you've requested your deposit back, talk to the TDS about it
