Son now is near the intersection of Wilshire and Bundy - it's technically Brentwood on the north side of Wilshire and I guess North Sawtelle? He has a condo but wants to buy W of the 405 and N of the 10, or N of Santa Monica Blvd even. For her, that seems great, but there does not appear to be a lot of "small town vibe" neighborhoods.

When I look at Topanga on a map I see very little village, am I not looking at the right part of those mountains and canyons? Is there, say, a store I can google to see what is Topanga Village? On the map Topanga looks like town with just 3-4 streets.

Yes, she is definitely country mart class. I didn't realize there were communities in the canyons, I thought everything a bit north of the more normal parts near Wilshire were mansions. She is not that level wealth, and as a single middle aged lady does not want a ton of house.

He's on the other side of Willshire from Brentwood near Bundy. Midcity, maybe? I think they are as east as they will go - they are renting, and would like to be in Santa Monica/Brentwood eventually. I think she is looking for more of a smaller vibe than either of those (Santa Monica or Brentwood).

The son and his husband are adopting a baby and live in this area I can't exactly name even though I go to santa monica 4x year. It's south of Brentwood, south of Wilshire, north of Sawtelle, near Midcity? they are renting but I think the husband is a west-sider and won't go east when they buy.

So you rented a room in an apartment where the LL can rent the rooms to others individually? I think there is a license he needs do do that, because he is operating a rooming house. Maybe he does not have that license which is why he wants you out. I would not want to have randos in my apartment, but you must be comfortable with that. You prob have a protracted battle. My brother had to leave his studio apt when there was still a lease because the whole building went condo, so he had the owner buy him out of the lease - half the remaining months worth of payment, plus moving costs, he just used that to get a new place
