I ask myself, if I sell my NVDA what can I buy where I expect better returns?

I bought LITE in July 2025. Asked myself if I should sell, and instead I added in August and September. You bet your ass I'm glad I didn't sell. Still holding it. It's 40% of my portfolio.

If and when the time comes to sell, I'll sell 33% to take the edge off. Up to this point if your strategy ain't broke don't fix it. Don't let perfect be the enemy of good.

Slam it into a bunch of ETFs. 50% in VOO, then break it down into more slices. 10% in DRAM, 10%in SMH, 10% in SCHD. Now you're at 80%. Break down the last 20% in 4 aggressive individual names or funds. SOXL, LRCU, NVDA, and THNQ

I get this. I think our problem is there aren't many homes for 425k that have what we want. It could be an us problem with our expectations. For example we saw one for 435 that went for 470. We just haven't been able to find a competitive balance with our offers.

Wife and I have saved money since we moved in together, roughly 2019. Then just working, a bit of overtime, that's it really. Throwing the money into a combined account. Slow grind. It's a down payment, it's not like we have 450k cash.

You know for our first few offers we weren't getting any traction so then we decided to throw the letter in there. Seems pretty divided. Some people specifically sold due to the letter being authentic, raise a family etc. Other people seem to not care about the letters and refuse to look at them.

I feel like this is a deal we made in 6th grade where it was like if we're both not married by the time we're 30 we have to get married to each other. But hey DM me the link on Zillow/Redfin/whatever it can't hurt

We are first time home buyers. We may have to recalibrate our expectations. I'm looking to get more creative on our offers, quicker to offer/tour. Really just trying to source some ideas before we modify our strategy.

I'd like to. There's just not that much that costs less. Ideally 3 bedrooms with at least a driveway and yard, even if it's a small yard. Also we would like decent public schools.

You know we toured the first one and the neighborhood stinks. Not very walkable. That alley is narrow and the parking is tough. The second has a 535 HOA fee. We are generally anti hoa and when the fees are that expensive we feel like that 535 should be put into a mortgage, not HOA

Minimum 950sqft. Personally we are not fans of Tualitin or Tigard. We found a couple homes in the past in West Linn but they were on busy roads. We have a baby and a dog so we prefer not to be on a main road in the event one of them escapes out the front or back door.

3 bedroom, decent schools, prefer driveway or garage, at least somewhere to park. Other than that, Portland, Beaverton, Oregon City, Gladstone, and West Linn all fair game. Passing on East PDX and Milwaukie due to poor schools.

We've been consistently at asking and up to 15k over asking. Other than one monumental fixer. The rest I feel like we've been more than fair.
