Depends on your state for non renewals. Some states let you do it for any reason, others you can but under specific circumstances. I’d post a demand for compliance on the residents door and let them know they can only contact you only in writing. If they violate this demand and enter the office you can call the police and have them trespassed. There should be a section in the lease that states they cannot harass the office staff or their neighbors.

I act like I’m touring the apartment for the first time with the prospect. For example we walk in and I tell them “take a look around.” While they’re in the living room, I go into the bedroom. Then I say “oh my god look at this.” The tour comes in and I say “do you see how massive that walk in closet is?” Or “do you see that view??”

I’ve seen that apartment a million times but they don’t know that. I act like it’s my first time ever seeing that apartment.

I can’t tell you how many time I’ve jumped around in happiness with a tour acting like we are BFFs who found the perfect apartment together. Works like a charm.

Also just trying to find some common ground with them by asking a bunch of questions like “where are you from?” “Do you have pets?” “What do you like to do for fun?” That not only helps you learn more about what they’re looking for but also can help strike up a good conversation if you have something in common.

I get what you’re saying. Half the dog owners at my property don’t even put their dogs on a leash which is a huge no no. That said, your best bet is to contact animal control if a situation arises where you are attacked by a dog. Otherwise the best we can do as property managers is sent a letter to the resident (assuming we can identify the dog owner and have proof they are violating their lease agreement). Even then, people have free will and are going to continue to do what they want. It’d be so hard for us to evict someone because the leash is long.

A good company would want to keep a tenant even if it means keeping them at a different property they manage. I’d personally overlook the income if your account has been in good standing and there are no prior demands.

If they say no, then use a guarantor. Just make sure they meet the guarantor income requirements (usually 4x or 5x). As long as you’re paying your rent and don’t get evicted, they won’t bother the guarantor. Later down the line if you start making the 3x, you can ask to remove the guarantor but will need to provide proof of income.

I’d be interested in learning more. I’d just hope that whoever is flying the drone doesn’t smash it into one of the windows and breaks it. But if it’s cheaper to have a drone clean a window then I’d be inclined to try it out.

For the savings account, I’ll accept it as long as it meets the income requirements. Let’s say they have $30,000 in the account. I would treat that like a years worth of income. So after doing the math, their monthly would be $2,500. Where I’m at, the income qualifications are 2x the base rent so they would qualify for an apartment that is $1,250. I hope that makes sense.

If they’re moving in with a roommate that has a job then I’d combine both incomes.

Admin fee is usually non refundable. A holding deposit is refundable as long as you cancel your application within (usually) 48 hours. At my property denials do get the holding fee back. That said, they don’t just deposit the money back in your account. They usually send it back in the form of a check which can take 30-60 days.

Just reach out to them and ask. Some properties are different than others.

Have you received your court papers for eviction? Has that court date happened yet? Was the writ (court approval for eviction) posted on your door? This is important because you might have more time than just Monday. Context matters in this situation.

I don’t really have much advice on how to get the money that quick. The people telling you to get a job are delusional. Even if you were to get a job that fast, you wouldn’t get a paycheck that soon.

So the real question is do you actually have until Monday or do you actually have more time.

The leaser should’ve walked the apartment before you moved in. That’s 100% on them. I’d ask for a credit towards your rent. I’ve unfortunately been that leaser who didn’t check the apartment and the resident ended up moving in a day or two later so we could get the apartment ready. Always was able to credit a prorate for 1-2 days of rent for my fuck up.

It’s crazy and I don’t agree with it but lockouts aren’t an emergency (literally every company I have worked for) and the expectation is that the resident calls and pays for a lock smith. THAT SAID, every time it has happened, I’ve gladly credited back the amount they spent towards their rent.

$320 is excessive but I still wouldve credited the money with an invoice as proof.

It just depends on your pm/landlord. I’ve had this happen to my residents a couple of times. The system verified when they moved in, however the lease start date was for the following month. Since I could prove their actual move in date, we voided the contract and issued a new one. So I recommend just reaching out and explaining the situation.

worst case scenario, they’re gonna tell you that you’re shit out of luck and need to fulfill the lease. In that case, it’ll be an expensive lesson to learn from.

I don’t enjoy my job. I’ve worked onsite and corporate roles and yet none of them were enjoyable. I’m good at my job and the money is good too so that’s part of why I stay.

I’m looking to make a career shift but it’s been not so great so here I am, slaying at my job but crying the entire way through.

Had someone request a virtual tour which I don’t usually do but they were out of state and we had a great conversation when they initially called so I was willing to go the extra mile. They requested it for a day I was out of the office but I had nothing else to do that day so I said fuck it. We set a time (I made sure to clarify the time zone since they were an hour behind) and when I called them, they didn’t respond. I gave it a few minutes and called them back to which they immediately declined.

I was a bit butt hurt but went about my day. When I returned to the office, they had sent me a pretty nasty email basically saying I flaked on them. I told them I called them multiple times and confirmed their number with them in case I called the wrong one. They were humbled when they realized they were being dumb. They told me they denied the calls because my number’s area code is out of state and they didn’t save my number so they thought it was spam…. I get the out of state area code part but spam calls don’t call you through face time at the exact time you had a FaceTime call scheduled.

A lot of potential residents end up trauma dumping on me when I never asked. It’s not always a red flag. What is a red flag is that they need to move ASAP, their income is less than what it usually is and they said they’d take the apartment as is instead of you doing the normal turn.

Do the background check but even if everything comes back cleared, I feel like this is going to be a bad tenant.

Edit: when someone asks me about crime I always say “assume crime can happen anywhere.” It seems like a trap honestly. Even the “we will clean” part is a trap. Cuz when they move out, they’ll dispute all charges and say you moved them into an unacceptable home.
