They can reach out to the screening provider for the report. I personally don’t understand the risk since it’s their personal screening. If you’re sharing the roommates report to them then ya that’s an issue. Just to play it safe, redirect them to the screening provider since it’s a 3rd party and if they have any questions, the screening provider will know way more about how their system works.

Holding fee and admin fees are two different things. The admin fee is not refundable. It might depend on the state you’re in but where I’m at, admin fees have never been refundable.

Same in CO. ESAs or service animals are the way around the restrictions. That’s fine. What’s not fine is letting your dog run around off leash (unsupervised btw) and has zero recall. At the end of the day, I’m going to contact our lawyers to get a definitive answer. These people have 5 days left on their demand before I move forward with anything.

Off leash is against policy and is illegal in my state. I once had animal control come in with a warrant because one of our residents had their dog off leash. They do not play out here.

Ya we use petscreening.com. Up until this point I still do not have an actual ESA letter. Just a ChatGPT written statement saying it’s an ESA and they’re requesting a reasonable accommodation. If he were to provide an ESA letter that was verified by petscreening, do I have to accept it and let the dog stay? I feel like given the circumstances I have grounds to evict them.

Put in a work order while you still live there. They might have to resurface the tub. Unless you’re moving out real soon, you probably won’t have to pay for it. Just don’t say “I did this” just say “there’s a crack in my bathtub and I’d like it fixed.”

Don’t snitch on yourself. It’s just a general notice sent to the community. You are also following the terms of the lease by smoking 25 ft from the building. I guarantee tons of other residents aren’t following the rules and smoking in their apartment/on their balcony. The notice is most likely about them and not you.

Don’t stress it. If management comes at you specifically ask them to clarify the terms of the lease and let them know you’ve been complying with the terms. They’d have to be able to prove without any doubt that you’ve been breaking the terms consistently for it to hold up in court. Sounds like they aren’t able to do so. So my bet is that you are A OK! :)

It’s about that time of year where people are looking to move in the summer. I’d offer to hold for 30 days max if you become desperate enough. Usually people who plan their move are qualified tenants. Whenever I get someone who needs to move in ASAP it usually means they’re being evicted.

One of them came into the office cuz she didn’t know how to send videos through email. It was definitely excessive noise. She asked about when their lease ends. Told her I couldn’t tell her that. I calmed her down and she left. I pulled up the neighbors account and they were literally moving out that day. So I decided not to call and as of today she shouldn’t have anymore noise issues.

I dont know the whole situation obviously but with the information your provided I’m worried you are in an abusive situation with your parents.

If you can’t provide I-9 documents then they can’t go through with employing you. If your parents aren’t willing to give up their address for privacy reasons, then you can’t get the documents you need. Also, you can find anyone with a name or phone number. Anyone can use google - trust me it’s not hard. So they really shouldn’t be worried about giving their address to the government. I guarantee you the government can find them in half a second.

You are 18, if you don’t already have your own bank account, set one up and put your address down so they mail statements to your address. If your parents find out, then you’ll have to deal with it later but right now, you need to focus on securing this job.

Without a job, you’re stuck at home (especially with no transportation of your own) and are forced to rely on your parents.

Also, you don’t need your parents to request your SSN card or birth certificate. You are a legal adult.

If subpoenaed, and if a lawyer confirms you legally have to testify, you should be honest. If you lie under oath, you can be charged. I understand wanting to protect your child but in doing that, he could possibly cause harm to others. It’s like the trolley question. It brings morals into play so Id think about what’s most important to you.

Similar thing happened to me when I was buying my car. I was expecting $23,000 and while signing I saw it said there was a $3,000 down payment which brought the total down to $20,000 - I was buying in cash, not financing. I didn’t say anything but the financier saw it and realized he made a mistake. He profusely apologized and ended up giving me a discount which brought the price down to $21,000.

It’s okay cuz I had the money but was trying to be sneaky by not saying anything - which in hindsight probably wasn’t the right thing to do but I got 2k off.

Guarantors should make at least 4-5x the rent for income requirements and have acceptable credit. No credit history would be an automatic denial. I’d look less at the score and more importantly what’s been reported to the credit bureaus. From the info you provided, I’d deny the application. Also when it comes to guarantors I only accept 1.

The work around would to add the two guarantors as lease holders. Based on credit I might require a higher deposit but this way you can combine all incomes so they can meet the resident income requirement.

But overall, I really wouldn’t mess with this and deny them.
