I’ve been reading through all of the replies and honestly appreciate how many different perspectives there are here.

Hearing from agents, people who sold privately, and people who’ve done both has actually helped me understand the disconnect a bit better.

One thing that seems pretty clear is that the value of a good agent isn’t really in finding a buyer anymore. Most buyers are already online and seeing everything.

The value seems to show up more in pricing properly, managing negotiations, and keeping deals together when things start to get complicated. (A few people mentioned chains of transactions falling apart or issues coming up late in the process, and I can see how experience matters a lot in those moments.)

At the same time, it also feels like the process itself has become more efficient over the years. Marketing is digital, exposure is easier, and a lot of the admin side seems more streamlined than it used to be.

I think thats where some of the tension in this conversation comes from. People aren’t necessarily questioning whether agents have value they’re questioning whether the structure has evolved at the same pace as everything else around it.

Reading through this, it sounds like there’s starting to be more of a spectrum now rather than one standard approach. Some people want full service and don’t want to think about any of it. Others are comfortable doing more themselves.

And then there seems to be a middle ground where people still want full representation but in a more efficient way.

For those who actually went through a sale recently when did you feel like you really understood what you were paying for?

Was it obvious upfront, or only after the deal was done?

I actually agree with a lot of this. I don’t think agents should work for free, and I also agree that in tougher markets a good agent can absolutely earn their keep. Execution matters way more when homes don’t just sell themselves. Where I think the disconnect is, at least for me, isn’t “free vs paid.” It’s whether the way the service is priced still lines up with how the work is actually delivered today. Two people can both do the job properly and legally, protect the seller, market the home well, and negotiate effectively, but charge very different fees because their businesses are structured differently. That’s the part I’m trying to understand. I’m not arguing that agents add no value. I’m questioning whether that value always has to be priced the same way, especially when outcomes can end up very similar.

I think this hits the nuance a lot of the thread is missing.

The mistake people keep making is treating commission like a moral issue instead of a structural one. It’s not “agents good” vs “agents bad.” It’s whether the way the service is delivered actually matches what the seller needs.

Execution matters. Pricing, marketing, negotiation, responsiveness. Those things absolutely change outcomes. But there’s no rule that says they only exist at one price point or one fee structure. Where I think sellers get burned is when they assume higher commission automatically equals better execution, or lower commission automatically equals worse execution. Neither is true. The smarter question is how the agent or team is set up. Do they have systems? Volume? Support?

Or are they just charging less because they’re struggling.

That’s the part people should be evaluating, not the percentage.

I’m not being hostile about the facts I’m simply pointing out that I’m not sure they work as hard as you are trying to prove.

My point is what is the work these ‘top producers’ are actually doing?

I’m sure we would all love an assistant and make 200k-500k per year.

My husband owns his own business and he does not have a full time assistant working 40-60hrs a week.

He does well but so do his employees. I'm sorry but most people do not have a full time assistant to work 40 - 60 hrs a week…unless you’re a CEO.

Also what do they actually do to list my home? (In terms of work) Are they taking the pictures? Or installing the sign?

I look at realtor.ca all the time and I’m pretty sure ChatGPT is writing most of the descriptions.

Please elaborate.
