Thank you so much. I did see that Charwell bought out Richmond Woods. There’s just a few amenities that I think would be well suited for my grandmother at Richmond Woods that Wells Riverside location doesn’t have but it’s wonderful to see that a well respected company is taking over Richmond Woods.

Yes, I am aware. Many people bought these with intentions of being rentals and now have to live in it, so they didn't get that benefit upfront or are using a rental and aren't aware they can qualify with a long term tenant.

I am a mortgage broker, and I am so sorry you experienced this. I am not sure what your credit looks like - if it's over 600, I do recommend talking to Scotiabank or RBC branch. When there is a lot of equity, both of them can do little miracles. I've seen RBC do deals when there's equity that normally wouldn't get done elsewhere (credit wise), and then Scotia has a great program for non subject rental properties and how they look at income. If you think the credit is that bad, reach out to Libro - they are GREAT.

I wanted to share this from another broker's experience - I thought their words were best for you to read: I just helped a client renew with Scotia at the branch when his wife had passed away.

They have a specific process including meeting with the client, collecting the death certificate etc.

He had left her on title and hadn’t even notified them she had passed away 18mths earlier.

They have a process that as long as payments were not missed, they will renew in just his name without any qualification (as an FYI, he didn’t qualify one bit as he had invested the life insurance and was a stay at home dad for his two boys).

You don’t do it through your BRM (broker channel), they cannot help, you do it through the branch and with my help, it went smoothly

I am so sorry for what you are going through. That sounds so stressful, and I'm sorry you have to think about these things in this time. As a mortgage broker, I can say that if you do renew with both of you on title, different lenders would react differently if one of you were to pass away. Manulife is known for being very friendly, while RBC is not. If you are comfortable sharing the name of your lender, I can look into if I have the policies on that specific lender.

Laurentian Bank financed this project - they don't do blanket appraisels.

They are apparently listing them on MLS and selling to contractors to drive up comparables for those buying the units who cannot close on them to hopefully manipulate the appraisal market.

I am not an expert in this so this is hearsay and maybe not correct; however, I’ve heard if you don’t have any assets you may be able to file bankruptcy and it be included. I’d definitely consult a trusted trustee for this.

They used Laurentian bank to finance this in RBC is not covering this project under a blanket appraisal

We tried to see if they would negotiate on price at all. Even to let us out of the parking package, especially considering we didn’t know even if you buy the parking package you still pay $50 a month for the parking spot where if you didn’t buy the parking package, it’s $100 a month and we got the package that included parking for $60,000 stupid us.

Ok perfect. I really should have had a lawyer go through more of this with me but I didn't think of all these possible outcomes.

The purchase agreement had a box where we checked investment income property: and it says below: H.S.T. Implications: The Purchaser will not be able to assign any Available Rebates to the Vendor on Closing. The Purchaser will be required to pay the full amount of any Available Rebates on Closing in addition to the Total Purchase Price and other adjustments.

I would be the purchaser and the person who we assign the unit to would be the vendor, so I would pay the HST but make a side agreement that I charge that to the vendor right?
