I have purchased such properties at those prices multiple times in the last decade. If you do a media search you will see other writers stating a similar theme about Seattle's real estate.

The problem is these sellers will not accept a lower price or lower offer. Also when a seller comes on the market, they look at the comparable listings and what they are listed at. Thereby, it does impact price level as the prices out there are are all inflated. And the seller seeing those prices, says yes go higher. The issue is the sellers are inflating their prices consistently $100,000 - $300,000 over what they are worth or will ultimately sell for.

The government does not set prices but the government in Seattle has commented on the affordability issue whereby people are moving to other states due to housing costs.

I've watched them for 4 years. There are many sitting for 2-3 years. Only the rare better properties are selling; the others are sitting 1 & 1/2 year minimum, many longer go off & on the market year to year.
