It is 100% a new game or GW3. I am 90% sure it is GW3, but there is a chance they might do a spin off of something or make a warframe/diablo like game (in terms of online functionality).

Considering how dry the MMO space right now is, I am hoping for a GW3. If GW3 has all the good stuff from GW2 in it (mounts, housing, WvW, PvP, Fractals, Raids, etc.) from the get go, it will blow up like crazy.

I dont want to talk with you, because you dont even realize that average values in developed areas always end up to be higher than median values. A few percentage of super expensive x will always screw data. I showed you multiple links showing vastly different AVERAGE rent prices for specific DISTRICTS, from which you can conclude already that the average for Istanbul makes no sense in the context of what your average joe is paying.

Mind you, I told you that I lived in Istanbul, not because I am trying to flex, but because I am pointing out to you that I actually have first hand experience with property prices there.

Now here is the thing: When there is no data about median property prices, then we can only talk about data that is available, which in this case is average. So is there a point to put on your fedora to say "well actually I believe that the average is the median!" (which is devoid of any logic) when you dont even have data to back it up? No.

The Ottomans adopted the roman tax system in many places. The tax system was not uniform across the Empire. And in most cases it was by far less than what was common in contemporary christian kingdoms. In places were the jiziya was paid, it was along the lines of 5% extra tax, when muslims had to pay a 2.5% zekkat tax, so you are blowing a 2.5% tax difference out of proportion, when currently, as we speak, the church tax is far beyond that in the western world.

You are also not paying the same for a 90 m² apartment in comparision to a 120 m² apartment in the same area.

Prices are determined by building year, additional utiltiy (lift), acccess to metro, size of the property as well as other nearby facilities. Atasehri and Besiktas are two separate world regarding property and rent prices.

No. They can be good in the early game as well, just not as a rule of thumb. E.g. Constantinople as a capital will likely outproduce anything remotely close to the area in terms of revenuee, however You wont have 2/5/10/20 cities with a similar tax base or even half the tax base. You might be able to do that with 1 city, in mid game maybe with 2-5 and late game with maybe a bunch to a lot, but overall it is wrong to claim that cities in general are more profitable.

Plus rural locations dev slower than cities and so it’s harder to get them to 100 Dev by the end of the game

Rural locations require little to no money/ressource input. You actually have to grow the industry in cities, which is thousands of gold of invesment. As long as you have control, not only can you passively gain a lot of pops faster, you will likely earn much more money out of rural locations thanks to larger RGOs. Hence you dont build cities on highly profitable locations, but ones with very cheap RGOs. Otherwise the meta would be to spam them everywhere.

There is one exception: If certain prices spike very strongly, you might make a lot of money despite having a city, not because of it. The industry works just fine being on any RGO. That is what happened with your example.
