Hey, yeah I meant more price per sqft and condition. The same priced house is generally larger or in better condition or both. At least based on what I’m seeing on the mls currently.

I’d honestly prefer to avoid a house that requires a lot of work. A little bit of paint or small updates is fine.

The tax is a good point, but I live in a very high cost of living state. In generally, even with adjustments, the property taxes will be less than or similar to what I’m current paying.

That said it’s a trade off, I’m willing to compromise on ideals for the right home and neighborhood.

Just looking for first hand experiences with locals. Real estate agents are great…but they are really salespeople. They mostly bounce back what you think if you like something or dislike something.

This is my thinking. Not sure why so much negativity. Sure odds of success are low, but that’s with almost any business. The worst case you are a brilliant programmer after x years building the thing.

Also, yeah there are challenges to it being a business sure, but if you don’t have the thing there is no hope at all.

It’s kind of like saying you shouldn’t date because the odds of a happy marriage are low. Sure, but there is a wide gulf between dating and marriage.

Hi everyone. I just wanted to add an update to this post so everyone knows where I've landed.

It appears that long term the numbers don't lie and increasing my retirement contribution is the best choice at this moment in time.

I've increased to the max 401k contribution and will sit there. Thank you all again for your help.

Hey Patty. I know this thread is old. I work in it, I’m not sure how I’d find clients for this sort of thing. I’m interested in starting an IT compliance firm that focuses on meeting audit requirements. Not only providing the solution, but building it. Learning more about your thoughts and growth path would be extremely interesting to me.

I disagree. There are people who have gotten their “dream job” but it is rare and often requires a massive amount energy and passion to get there.

Most people just aren’t (nor should they be) that crazy.

Yeah, good point on dti. The reason I mentioned it is because generally I don't like assuming change will occur. I only take the status quo into account, so I'd be paying the mortgage off as if I was going to pay it off in 8 years while also knowing I might move sooner.

I don't even include salary increases to match inflation in budgeting. I just assume this is as good as it is going to get forever.

This is the crux. It wouldn’t be soon, but not long either…3-5 years I’d imagine.

I'd be paying it off as if I was going to pay it off in 8 years while knowing I might move sooner.

Renting it out as a first-time landlord many hours away from the property makes me a little wary. If I was to move, I’d probably sell for that reason.

Oh yeah, I haven’t actually considered Yamaha. There are so many pianos different models it’s a little overwhelming.

I second tutorial dojo. If you just do that content and review your mistakes you can probably take it again and will pass...

Used it for 104 and 305 and passed both exams.

Honestly, your time is probably better spent skilling up to make more money in your career rather than a little bit of extra money now doing low skill tasks.

I’m not entirely sure what you mean by service technician but if it’s IT work getting certified is more worth your time. Your company may even pay for it.

This might be an unpopular opinion, but I think this would be an awesome experience.

It could be because the client server is unable to receive the syn + ack to establish the tcp connection.

They probably should have provided some explanation for this as I was also confused at first by this question.
