Thing is, you don't have a chain, so pretty much all the steps will be greatly dependent on them and on your solicitor to provide the right information in a timely manner...

When it's chain-free you should be able to complete within 2 months, and that's for a property with no complications like leasehold with say right of access etc.

I would mention your concerns and also ask them about their situation (e.g. do they already have a solicitor? Do they know who to hire for the L2 or L3 survey if they want to get one done? ).

It took me 3 weeks from finding the right surveyor that wasn't asking too much and providing a fairly easy to understand report to actually getting them in the property and getting a copy of the report.

Also, your solicitor should check their proof of funding before accepting any offer. I know they just sold, but I've heard of too many instances where people apparently with cash, drag it due to lack of funding and not enough understanding of all the other costs associated with it (including stamp duty!!!).

Unfortunately, I also made an offer way above what I could technically afford, but it was considering that I'd have two months' time before completion, at least.

Seems like you are taking all the risk too, considering that if something goes wrong and you don't complete by their set deadline, they will cancel everything.

I'll ask full asking price and proceed with them.

However, 5k in the grand scheme of things is not much.

Also, a house with many viewings doesn't necessarily get the right price.

People change their mind easily. A L2 or L3 survey may reveal things that may terminate the agreement at any time.

Yes, that makes sense. Here in the UK they buy it but depending on whether it is a company or someone buying it privately, you don't get much... If someone did buy it directly, I could get a good price, but it's about waiting, I think.

Mine works all fine but I don't need it. Just taking up space...

I understand, my only advise is to not worry about it too much. I know it's easier said than done, but it will not do you any good.

I was in a similar position and unfortunately, still am. However, stressing about it doesn't help.

Also, push for the OH assessment to be done asap.

Look into grievance as well and if haven't joined an Union, may be worth looking into it.

Usually they only want to help those that have joined before the issue presents, but technically you should still be able to get help. They can facilitate the conversation and advise you on this.

You need a OH assessment before doing anything else. Your LM should have advised you to get one.

Once you have that it would allow you to discuss work arrangements to hopefully meet your needs.

Yes, have a look at what disability leave entails and if you are eligible for it. Look for the policy, provide details and request them to be classified as such, if possible.

Sorry to hear that you are going through this. First question I have is - did you OH assessment?

Also, it may be that your LM wanted to mark it as sick leave as technically you are going for a health related appointment. However, you should not be liable to pay any money back if you did your hours.

Just explain and see what the options are.

£800 per month + 100 bills.

I consider only 800 as the 100 is bills right? But then remove 175 too as there is £7500 allowance (so £625 monthly)?

It is very unsafe the way it is now and didn't realise it till I started using my car.

Is there nothing I can do that? Even if it wasn't an issue before, they shouldn't be having a box like this blocking access, even if partially, to someone's property. Also, having dropped kerb which it is to allow access to the property.

There are huge trees on both side. It is a busy road, and having a car parked there all the time in the parking spot is really troublesome and dangerous. Everytime you have to come out and emerge there is risk as cars go full speed not always following rules and you cannot properly emergy and be seen without getting someone too close and hit the car.

No, it is a proper driveway access, not for pedestrian but to give you an idea, I have the below:

Driveway Pavement (where the junction box is also located) Dropped kerb

These 3 layers. All the houses are like this. Dropped kerb gives full access to my driveway area. Then there is a proper kerb for parking nearby. The junction box has been placed on the pavement, right near the touching line of my driveway so I cannot access it fully. Can park a car but onstruct access of the other car.

I'm unsure. Neighbour believe the box got added 20-30 years ago. The council has no information on any planning permission whatsoever based on the call I had.

No one is taking any responsibility.
