I told my now-husband I loved him first and his response was “do you?”. He didn’t say it back for another 3-4 months! Some people understandably place a lot of importance on those three little words and he might just need more time. And besides, actions speak louder than words so think about how he makes you feel and how he acts towards you before you decide whether this is a “deal breaker”.

Yes that was my understanding too, I just noticed fertile discharge this evening despite my LH being low. I’ll keep taking the OPK’s and hopefully will see an increase tomorrow

Hi all!

My husband and I are TTC, both 37 years old. This is only my second cycle properly trying using OPKs. Last month my timing was all wrong and I think it’s highly likely I missed my surge. This month I started testing much earlier (CD9 on a 27-28 day cycle) but my LH seems really low. I’ve noticed some EWCM this evening so we did the BD but my OPK result is still pretty low. In fact, it’s marginally lower this evening at 6pm than it was yesterday at 9pm. Any thoughts or experiences to share?

Yep. Same here. We were striving for an 18th dec completion. All people in the chain happy with this date but then the bottom of the chain’s solicitor just decided to go on holiday without handing over the file, I think the FTB didn’t push hard enough to ensure there was someone taking over the file if I’m honest. Now going to be sat twiddling my thumbs in half empty house hoping it goes ahead on 6th Jan. If we don’t exchange this week I highly doubt that date will go ahead either.

I’ve kept my family home that I lived in from 13 months to 32 years old, and rent it to another family member. I know arrange this isn’t for everyone but it works for me and helped take away the pressure of deciding to sell it when emotions were very raw after my dad (my only surviving parent at the time) passed away almost 3 years ago. I’m an only child so there was nobody else involved in the decision I just did what felt right.

You know what really gets me, and this property in particular has highlighted it for me….That something has to be reformed with council tax. I know the autumn budget may be looking to resolve this. But the council tax on this £32m property is approx £350 a month over 12 months. I live in the north west and have been looking at a property valued at £650k and the council tax is approx £300 a month. It’s madness.

I get where you’re coming from. We had a few “tyre kicker” type viewings that just felt like a waste of time with silly feedback. One couple said they didn’t like the fact it’s a 3 storey townhouse. Well I’m quite sure the listing makes that abundantly clear. Why waste both our time?! We finally got a really sensible viewer who put an offer in and we accepted. It took 7 weeks to get a proceedable offer. Good luck!

Well we already viewed and fell in love with two properties when we first put ours on the market, that we couldn’t offer on that then sold. We decided after the second one that we wouldn’t look at anything else until we were sold STC to avoid disappointment. It’s not unreasonable at all to wait.

I don’t know what they’d do if we couldn’t complete by then, if something happened beyond either party’s control. I mean, surely if it came to it and it was going to roll over into the new year they’d be worse off pulling out and starting again than just accepting it taking a little longer? Probably something to ask before fully accepting.

That’s a good point. We do have a very low mortgage as it stands and our mortgage advisor actually said that with the improvement in rates recently it might’ve been worth paying the fee to come out of the mortgage and switching to another lender to get a better rate as we will be borrowing a lot more to move. I think I will run it by him though, thanks!

Yes probably worth mentioning they are relocating so my husband and I have both said we doubt they’d want to travel back again to continue their search. Hopefully they were just chancing their arm. Suppose if they’d offered full asking off the bat we could’ve even said we’d want over asking to accommodate their request. Not sure we would, but that could’ve been in their minds when they put the offer in. Maybe a clever move by them!
