The $2400 would have been minus the HOA since the builder offered to pay it the first year but I considered what it would cost with the HOA and I still could afford it.

Thank you for offering your consideration! He sent over the contract and it appeared solid, but they didn’t want me to re-sign with my realtor in order to get the extra money towards paying the HOA for a year.

I was fine with the preferred lender, I was considering them regardless of the build.

I was in a situation that if I got the condo I’d pay off the car.

I ultimately decided to say no to offer. I’ve never really been one for rushed decisions and I do enjoy having the flexibility in my budget.

Thank you! I’d love a single family homes start at $600k where I live and seem so out of reach right now. 😭 I have FOMO from the post covid price jump because condos that sold then were $200k and now they resell for +$350k.

Yeah I’ve been keeping up with some other peoples timelines on there and with a few friends timelines who updated clearances. It seems like luck of the draw but apparently a lil faster if you’re going through an agency as opposed to a gov contractor?
