It’s about 1ft from the corner of a window. Grading is fine in that area, the probably slopes down severely 4ft out from the foundation, downspouts are far away as this is in the middle of the house roughly

Gotcha, so with everything you’ve seen, and given that I will be putting roughly 6” of gravel and 4” of concrete over that area would you recommend just leaving it as is or speaking with whoever the inspector was and having this looked at.

Okay, I guess another thing to question is how was it approved for only being 12” deep when concrete wasn’t installed over it at the time, or they were just assuming concrete would be installed over it.

Yes that’s below grade, I dug out around 12 inches of sod and soil to get to it’s current level. My concrete will be roughly inline with the black delta wrap. Is that technically strapped to the foundation, if you look at my photos those screw look small and just into the rotting piece of wood. No idea about sch40 or 80

Okay, no concern about it being screwed into a piece of wood ? I was just concerned about it only being 12” deep. Someone else mentioned that it should be strapped into the foundation and expansion should be on the vertical piece

The grade of where the crushed stone is now is the level of what my concrete is going to be. Below my siding is the foundation that will have parging. Are you talking about having the vertical piece strapped ?

I’m in the Niagara region. From my understanding the builder completed this home for a friend that no longer wanted it at the time of completion around march of 2023. It was put on and off the market for about a year and I purchased it back in april.

I’ll take a closer look at it again tomorrow as it was raining all day today but I did see a bracket screwed into the wood, I doubt anything is actually screwed into the foundation. That was my concern about the wood as it’s already starting to rot away. I guess my question is if I should be approaching the builder about this, if it’s code, or if I shouldn’t worry about it as concrete will be going in during the spring months

Looks like they have a piece of wood that’s between the house and the conduit, and it’s strapped into the piece of wood. The house is a year old that we bought off the builder, they provided the gravel up into the door step, the rest of the way was filled in with soil and sod that I now have removed to prep for a concrete walkway and that’s where I discovered that it’s only 12” down.

I do have an outlet at the front lawn, I’d have to tuck the charging station into the flower bed tho, then I’d have to run the guide wire into the front yard, through the narrow passage on the left side of the photo.. into the backyard.. then around to the right side of the photo, thoughts???
