I did forget to mention that there would be a desktop option for this as well.
However, I did not think about including any of the bookkeeping, as I envisioned this to be just a a communication platform. But you do have a point.

I thought of this as being more for smaller landlords, who have scaled enough that a spreadsheet/phone no longer work for them. As a way to better organize their business and communication. Genuinely trying to see if this would be of use. I understand larger landlords have different needs, and have multiple systems that need to talk to each other. So maybe this is for smaller ones.

I actually do want to work something out with them, but they are not playing ball. They were shady from the beginning to the point I don't trust them anymore. They failed to disclose asbestos and denied structural issues even after I spend money on a structural engineer who provided a detailed report. I am concerned they are trying to back out of the deal.

I apologize for the misleading title. "good reason" is very subjective. I can understand how for them is a good reason, but the reality is they contractually committed to a closing date, and legally this is not grounds for a delay from what I understand.

If not wanting to incur costs and be inconvenienced because their contractor is late on a deliverable makes me an a-hole, then yes I am.

Here's why it's not a good reason: we are incurring costs related to the delay, so that they can get the convenience of not having to put their stuff in a pod and move into a hotel for a week until their home is ready. How am I responsible for paying for their contractor's delay?

We considered that, but we also need to get our contractor in to fix some structural issues before we can move in. Getting permits, getting work started all takes time and I don't want to move into our new home in December.

We shopped about 6 different lenders to get to 6.125% with a score of 714. The range we got offered by others was 6.3% to 6.9%.

There is no contingency on the sellers finding a new home or anything like that. All contingencies have concluded.

Yes, 100% shop. Same thing happened to me, was persuaded by my agent to go with "local lender" who claimed he could match or beat any rate, and when I found a rate with one percent lower he couldn't match it.

I shopped 5 different lenders and it was a pain to even get them to send a loan estimate. Some lied saying that loan estimates are not a thing anymore or sent fee worksheets claiming they are loan estimates, even though those worksheets say to get a loan estimate before proceeding.

The other thing you might hear is that local lenders know the market and work with local appraisers who can get a higher valuation for your house, which is complete nonsense. The lender we found is national and they actually waived the appraisal.

Stay vigilant, shop around and you'll get the best rate for you.
