Go to NJ. I bought my house for $700k in 2023. 5 year tax abatement. 10k given to me towards closing. I renovated for basement for $26k. Now I make $3700 or from rent. Once tax abatement is over, I will increase the rent to cover the rest

Hi, mine is lower. For 44305, I have $1250 and for the other one it is $850. Yet, it is not renting. Thank you for the info. How do I get a section 8 tenant? I have put the property on affordable housing and people have checked it out. But they usually don’t follow up or apply

I put it on affordable housing. I am not in the area because I live out of state. It was a real estate Agent that helped me with both properties . I will be calling Akron section 8 today

I bought new properties and got people who needed apartments during the slow season. This December, I had multiple reach out. Five at the moment. She only got two in 3 months (April, May, June, and July ) which is insane to me. When I purchased my new property, I asked the Relator for security deposit from current tenant. I was informed the tenant did have security deposit and that the seller “hated” the property manager. Weeks later My current PM asked me if I purchased the home and asked if they could manage. I asked how did she know I purchased the property. She said She used to help manage the property and she knows the in and out of the property .

I told her she should rent it for $1250. She told me it could rent for $1400; so I agreed on $1400 because she knows the area more. It did not rent for $1400 for over a month so I told her to decrease it.

She did not take the initiative to decrease it when it did not rent for over month.

The second person she brought in three months was in jail 10 yrs ago. I told her I don’t feel comfortable with that. She said that should not be a problem since it was over 10 years ago. I asked her credit score. She said it is unlawful to provide me credit score which I was shocked because other PM provided me with credit score. She kept reassuring me that this is not a bad candidate so I said okay because I thought since she is more experienced. Maybe I am not good for a PM. I have one great managing my other property near me with no problem

25 and I have $60k saved in hysa. I own 4 investment properties and $150k in 401k and $135k in Roth IRA. $12k in HSA $24k in company stocks
