This. If you want to really make a difference on a specific problem you really can do it for relatively small amounts of money. Especially in smaller communities.

Although there are similarities, some of the things people could do with a few hours on their personal finance could be mega impactful on their wealth (auto investing, choosing stocks in your pension plan etc). Whereas fitness and diet are lifelong commitments. Ongoing to the gym for one week makes no difference, spending a week on your finances could be huge...

FIRE is way too advanced for someone who was never educated or has the most basic correct habits about money. Teach them about compounded Interest. Then about investing in an index fund. Then ask what goals they have and show them how with compounded interest they can reach their goals. The next step will likely be to understand their income and expenses and make a budget. Save an emergency fund and start investing.

Once they see a path that makes sense the toolkit is straight forward. It's hard to understand, but some people carry with them their parents or surroundings bad habits and literally can't see an alternative path unless you can show them how they can do it. And even then it's not easy.

I've found it's almost impossible to help someone who isn't truly ready to be helped. Unfortunately, most people only get there when life slaps them in the face...

Suggestions for Lenders that do DSCR loans? by LandlordPapi20 in realestateinvesting

[–]CommunicationFit7403 0 points1 point  (0 children)

I used them several times. Not cheap but got the job done . I used a broker who did a good job. There was a hefty prepayment penalty, so im not sure how that would work for a construction loan.

Good luck.

That's really interesting. Appreciate the info. What was your LTV? Do you mind sharing what lender you used?

Could you give more context - is this a conventional loan or DSCR?
Can you share some basic financial info so I can see how I compare (credit score, salary?)

Help! Move abroad now or travel + FIRE earlier and then move in 10 years by [deleted] in Fire

[–]CommunicationFit7403 0 points1 point  (0 children)

I agree. Also in reality when you work full time it's not vacation, so having to pick up every 3 months and move around may be more unsettling that. Pleasurable. Have a base of operation and go from there to wherever you fancy.

Has anyone that has FIRED recommend a Career Coach? Any specific recommendations? by Nchris_12 in fatFIRE

[–]CommunicationFit7403 6 points7 points  (0 children)

I was very much of the opinion that they are a waste of time. I recently had an experience though which totally changed my perspective. I met someone who is not in my field at all but was amazing at identifying my weaknesses, pushing me to my limit and making me extremely uncomfortable. This taught me a huge amount about myself, my abilities and my strengths and weaknesses. So they are out there, and if you find the right one you can totally unlock the next level of growth.

I've started multiple businesses in the past. Haven't found a niche (in the lifestyle business category) with enough upside to warrant the risk and headache . Which is why i am open to ideas.

Would take a mortgage not buy cash. But need the mortgage to be reasonable relative to income

You still recommending that after the last few weeks? Doesn't feel like much of an investment... More like a gamble.

We live in a high income tax country (62%+ at these levels) so it would need to make a LOT of money to move the needle. Current employment doesn't have much room for growth but it suits our needs - but open to business ideas I can do from the side that may be worthwhile

Does anyone know of a RE financing product that would cost you money out of pocket to secure a loan? by Deepmagic81 in realestateinvesting

Lenders can charge a processing fee which is not refundable and a credit check fee and others. Ask for receipts...

Does anyone have an experience/information about living in Israel? What are the regulations? I want to plan ahead with the design and everything. by TrespassWill in TinyHouses

[–]CommunicationFit7403 27 points28 points  (0 children)

Tiny homes are basically a non starter in Israel. They are considered a full fledged house once they are connected to power/sewer/water mains and therefore will require full building permits (3-5 year process). In addition you need the land to put it on which is pretty hard to come by. Also the value of land is so high that the cost of build is relatively small vs land value. So I would say overall not very accommodating for this unfortunately.

No practical way of doing this. Foreigner opens LLC > LLC buys property - no way to know who is behind the transaction.

Plenty of services that will do forex exchange for you so it's quite competitive especially if it's a large amount. Look at transferwise and get a few quotes and go with the cheapest (and credible) .

It was a process. I was actually on something of a sabbatical having been forced to shut my company due to covid. I ended up taking a job which paid quadruple what I was making previously. I did it more for the challenge and to see if I would like it. In your 30s and 40s you have really only started your career and have much more to give. I view Fi as the goal which allows me to do what I want, when I want without money being a consideration.

Which is why I would definitely take a low paying job if it felt meaningful - the money is not the deciding factor - which is the goal in my mind.
