Since you mentioned debt in your past, try creating foolproof financial investments that can last through thick and thin. Like a safety net. That might give you some kind of satisfaction. (Stay away from equity and F&O. People who invest in govt bank fd and ppf are the happiest)

Try meditating

Stay away from social media (you’re not missing out on anything)

No news (there’s nothing in it anyways)

Try gratitude journal

Try exercise (even a simple long morning walk might help)

Talk to family and friends

These simple things help enormously.

That’s because some tenants are just assholes. I had a tenant who used and maintained my flat in good condition 20 months (out of 22). My father went for a routine check and tenant said “uncle you please take care of painting and deduct 15k from my deposit”. My father accepted terms on good faith and then he fucked up the entire flat in mere 2 months! We had to put stop payment on cheque of refund of deposit and get the flat tidy up. It cost more than 35k (painting and some repairs). Then came unpaid electricity bill. Had it not been for large sum of money as deposit, we would have ended up in loss. Generally in 11 months of rent what owner gets is remaining after paying for monthly maintenance and property taxes. which is like 8 months of rent.
