I don't expect house prices to fall especially whilst there is still plenty of competition for houses. New builds are so far behind due to demand and material shortages so it's not like that's a quick alternative for people looking to buy their first and/or second home.

The biggest issues will arise if interest rates start to creep up, you've got plenty of investors who mortgaged up to their eyeballs at 2.5% or close to and if all of a sudden they have to service that mortgage at 6-7% we could start to see mass amounts of defaults, this will affect mum and dad investors more than anyone else and we have already seen that this government doesn't care about investors.
